Payment and Cancellation - 60 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 60 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 60 days before arrival: 100% refund.
House Rules
- KEY POINTS
- We are a hosted rental on Agricultural land.
- We do not allow parties or events.
- We can only rent to groups that sign a document that they are all “family”.
- We have over 50 varieties of fruit trees and 2 acres of livestock on the property. However, we can’t advertise that due to county restrictions.
- According to county records, our home is permitted as a five-bedroom dwelling. Our home is inclusive of two spacious flex rooms. We recognize that larger families or specific needs may require more sleeping areas. These flex rooms are depicted in our photos as Flex Room 1 and Flex Room 2 with a king bed and three full beds respectively, to give you an idea of how they might look if used for sleeping. Because we are “hosted” one of the seven rooms must be removed for the host (although the host does not go into the rental area – separate access to the room).
- The pool, pickleball court, and lanai close at 10 PM each night for your safety and to observe quiet hours.
- The pickleball court is closed if it is raining.
