If you are a golf lover you have several golf courses next door such as Golf Course in Estepona or Atalaya Golf & Country Club, if what you like is the beach you can go to Playa del Saladillo just 2 km away and if you want is to enjoy the most famous towns on the Costa del Sol Puerto Banús is only 10 minutes away by car and Marbella center 20 minutes away.
The property is distributed on one floor and consists of a spacious open floor plan where the living room, dining room and kitchen, 2 bedrooms, 2 bathrooms and a 38 m2 terrace are distributed.

Payment and Cancellation - 60 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 60 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 60 days before arrival: 100% refund.

- Las partes intervinientes son el Arrendatario y la Agencia Property Manager S.L. Se acuerda que el Arrendatario alquilará una propiedad como segunda vivienda para fines vacacionales. El Arrendatario deberá presentar su documentación y firmar un contrato con las mismas condiciones publicadas aquí y en Marriot antes de ingresar a la propiedad. Las cláusulas principales son:
- Uso vacacional: El Arrendatario ocupará el inmueble por un período específico con fines de vacaciones.
- Servicio: El Arrendatario acepta el estado y los servicios del apartamento, sin derecho a reclamar servicios no especificados en el anuncio.
- Ocupación: Solo las personas registradas a través de la app de bienvenida pueden residir en la propiedad. Se requiere documentación para la entrega de las llaves.
- Entrada y Salida: El contrato de alquiler comienza y finaliza en fechas y horas específicas. Se requiere un documento de identificación para la entrada y existen cargos adicionales para entradas y salidas fuera de horario.
- Renta: Se aplican las condiciones de pago publicadas en Marriot. El depósito de seguridad se mantiene contra cualquier daño causado a la propiedad.
- Propiedad: El Arrendatario debe mantener y devolver la propiedad en condiciones óptimas.
- Daños: Los daños causados por negligencia serán reparados a expensas del Arrendatario.
- Modificaciones: No se permiten obras en la propiedad sin permiso previo por escrito del propietario o agente.
- Subarrendar: El Arrendatario no puede subarrendar o ceder la propiedad sin consentimiento escrito de Property Manager.
- Uso: Se prohíbe el uso de la propiedad para subastas, propósitos inmorales, actividades comerciales o profesionales, y fiestas.
- Acceso: Property Manager debe tener acceso a la propiedad en todo momento durante el período de alquiler.
- Mascotas: La presencia de mascotas en la propiedad requiere una autorización explícita y por escrito. Específicamente, los perros que pesen más de 20 kg no son aceptados a menos que se notifique y se obtenga aprobación previa. Adicionalmente, el número de perros en la propiedad está limitado a uno, a menos que se proporcione un aviso por escrito y se obtenga aprobación para un número mayor. Se pide a los inquilinos que cumplan con estas normas para garantizar la comodidad y seguridad de todos los ocupantes de la propiedad.
- Seguridad: El Arrendatario debe asegurar todas las puertas y ventanas y activar la alarma si está disponible.
- Llaves: El Arrendatario debe devolver las llaves de la propiedad al final del período de alquiler. Existen cargos por pérdida o olvido de llaves.
- Poderes: Property Manager tiene capacidad legal para arrendar y celebrar este contrato.
- Política de Cancelación: Se aplican cargos por cancelación dependiendo del tiempo previo a la llegada. En caso de cierre de fronteras debido a COVID-19, se ofrece reembolso completo o cambio de fechas.
- Acuerdo: Ambas partes se someten a la jurisdicción de los juzgados y tribunales de la ciudad de Malaga para cualquier controversia o conflicto.
- Cualquier aspecto no especificado o acordado explícitamente en este acuerdo estará sujeto a las regulaciones de la Ley de Alquiler Vacacional y/o a las políticas y condiciones publicadas en Marriott.

- The intervening parties are the Renter and Property Manager S.L. Agency. It is agreed that the Renter will rent a property as a second home for vacation purposes. The Tenant must present his/her documentation and sign a contract with the same conditions published here and on Marriot before entering the property. The main clauses are:
- Vacation Use: The Tenant will occupy the property for a specific period for vacation purposes.
- Service: The Tenant accepts the condition and services of the apartment, without the right to claim services not specified in the advertisement.
- Occupancy: Only persons registered through the welcome app may reside in the property. Documentation is required for key handover.
- Check In and Check Out: The rental agreement begins and ends on specific dates and times. ID is required for check-in and there are additional charges for after-hours check-in and check-out.
- Rent: Payment terms published on Marriot apply. Security deposit is held against any damage caused to the property.
- Property: The Tenant must maintain and return the property in optimal condition.
- Damages: Damages caused by negligence will be repaired at the Tenant's expense.
- Modifications: No work is permitted on the property without prior written permission from the owner or agent.
- Subletting: The Tenant may not sublet or assign the property without Property Manager's written consent.
- Use: Use of the property for auctions, immoral purposes, commercial or professional activities, and parties is prohibited.
- Access: Property Manager must have access to the property at all times during the rental period.
- Pets: The presence of pets on the property requires explicit written authorization. Specifically, dogs weighing more than 20 kg are not accepted unless prior notice and approval is obtained. Additionally, the number of dogs on the property is limited to one unless written notice is provided and approval is obtained for a greater number. Tenants are asked to comply with these rules to ensure the comfort and safety of all occupants of the property.
- Security: Tenant must secure all doors and windows and activate the alarm if available.
- Keys: The Tenant must return the keys to the property at the end of the rental period. There are charges for lost or forgotten keys.
- Powers of Attorney: Property Manager has the legal capacity to lease and enter into this lease.
- Cancellation Policy: Cancellation fees apply depending on the time prior to arrival. In the event of border closures due to COVID-19, full refund or change of dates is offered.
- Agreement: Both parties submit to the jurisdiction of the courts and tribunals of the city of Malaga for any controversy or dispute.
- Any aspect not explicitly specified or agreed to in this agreement shall be subject to the regulations of the Vacation Rental Law and/or the policies and conditions published on Marriott.
