There are state and city laws that must be respected, as well as our neighbors. Any parties or gatherings of any kind will result in a minimum fine of $2,000, and will be asked to check out with no refund. The home is outfitted with a Minut device (measures volume decibels; does not record) that notifies us when noise levels at the property exceed the set limit. This is a tranquil neighborhood that’s best suited for guests looking for a relaxing getaway. We appreciate your understanding. Dogs are allowed for $125 per stay, up to 2 dogs included. Dog must be crate trained and please clean up after your dog. There is one exterior camera are solely to keep track of our cleaning team. There is another camera near the pool area that is inactive. We use SUPERHOG as part of our guest screening process. Your SUPERHOG application must match the primary guest name on the reservation, and your background check must be completed within 48 hours of receiving your booking confirmation as per State and City law. Your booking is NOT confirmed until these requirements have been fulfilled. Once the reservation is confirmed, and prior to check-in, guests must sign a Rental Agreement outlining the terms of the stay, stating that they agree with and acknowledge: - to abide by our rental terms and conditions. - to provide a copy of a valid government-issued ID and matching credit card prior to check-in. - we collect a non-refundable damage waiver of $50, paid via SUPERHOG - the waiver will cover you for any accidental damage during your stay HOUSE RULES: Renters agree to cover any cost related to damages that occurred during their stay, including extra-cleaning charges if needed or any unauthorized pets if discovered during or within a reasonable amount of time after their stay. These amounts are charged to the credit card on file and followed by an email breaking down the fees and damages. No charges are ever processed without prior written notice. The minimum fine for damages is $500. - Age Requirement: Guests must be at least 25 years old to book. - Primary Host Requirement: A primary host must stay at the rental property. - Local Guests Notice: Local guests within 4 hours’ drive must contact us before booking. - No Smoking Policy: Smoking or vaping of any kind is strictly prohibited. - No Events or Parties: Events, group gatherings, or parties are not allowed by state law. - Security Measures: All bookings require completion of a security check through SUPERHOG. - Check-In/Check-Out: Strict adherence to check-in and check-out times is required to avoid fines. - Occupancy Limits: Guests must comply with maximum occupancy and obtain approval for additional guests. - Quiet Hours: Respectful noise levels must be maintained, especially during quiet hours. - Property Inspection: Regular inspections ensure compliance with rules and maintenance standards. - Cancellation Policy: Property Manager may substitute or cancel bookings under certain circumstances. - Pet Policy: Pets (if allowed on this particular home) must be pre-approved and comply with property-specific rules. - Cleaning Guidelines: Guests are responsible for cleaning and maintaining the property. - Utilities Usage: Guests are responsible for reasonable utility usage. - Septic Tank Guidelines: Specific rules apply for properties with septic tanks. - Thermostat Regulation: Temperature controls must be maintained to prevent damage. - Parking Restrictions: Guests must adhere to local parking regulations. - Pool and Spa Rules: Safety guidelines for pool, spa, and related equipment must be followed. - Exercise Equipment: Use of gym equipment is at the guest’s own risk. - Propane/Gas Tanks: Safety precautions apply to properties with propane tanks. - Mail Policy: Guests are advised not to have mail sent to the property. - Personal Property: Guests are responsible for their valuables. - Safety Regulations: Certain activities and substances are strictly prohibited. - Surveillance Notice: Exterior surveillance is in place to ensure safety and rule compliance. - Noise Monitoring: Smart home technology is used to ensure a peaceful stay. - Maintenance Procedures: Prompt reporting of issues is required, though no refunds are guaranteed. - Permitted Use: The property is for vacation rental only; no commercial use allowed. - Filming and Photography: Commercial use of the property must be pre-approved. - No Hold-Over Policy: Guests must vacate the property at the agreed-upon time. - Vacate Procedures: Failure to comply with rules may result in eviction without refund. - Legal Compliance: Guests must adhere to all local vacation rental laws and regulations.
