The villa is located in Bagno a Ripoli countryside, just 20 minutes from Florence. Surrounded by a private fenced garden (5,000 m2) with lawn, olive trees and flowers, the property boasts an outdoor dining area with tables for 14 people and a barbecue, ideal for alfresco meals while enjoying the enchanting view of the Tuscan hills.
The outdoor spaces are embellished with a lovely pool (8.10 m x 11.40 m, depth from 1.10 m to 1.30 m), open from 1 April to 30 October. The pool is equipped with: sunbeds, parasol, swing, lounge area, tables with chairs, and 2 bathrooms (including one with shower).
Moreover, at guests’ disposal a private parking for 6 cars.
The owner of the villa lives in an independent apartment within the property with a separate entrance, therefore the utmost privacy is guaranteed.

Payment & Cancellation - 60 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 60 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 60 days before arrival: 100% refund.
House rules
- Included in the price: Internet Wifi; utilities (water, gas, electricity up to 35 Kw per day, and waste disposal); 1 set of bed linen and bath towels and 1 large pool towel per person; private parking; coffee pods.
- Excluded from the price: Final cleaning (700.00€ cash only); electricity more than 35 Kw per day (1.20€ per Kw); use of the extra single sofa bed at a cost of 150.00€ per week (for stays of less than 7 nights the price is still 150.00€); grocery shopping (to be booked in advance): 25.00€ + cost of items; breakfast service (to be booked in advance): you can choose between an Italian breakfast (25.00€ for 2 people) and a Continental breakfast (45.00€ for 2 people). Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).
- Security deposit: Customers are required to pay 1,500.00€ security deposit (credit card, no American Express accepted) at check-in, which will be returned 48 hours after check-out upon any damages.
