Payment & Cancellation - 30 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 30 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 30 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 30 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 30 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 30 days before arrival: 100% refund.
House rules
- Please remember these rules are mandated and imposed solely by the CITY and our PERMIT/ORDINANCE which requires property management companies to notify all guests that the CITY requires you to sign a rental agreement and the Good Neighbor Brochure to obtain the code to the property as well as provide a copy in the rental agreement app a copy of Governmental ID that matches the name on the reservation. Please notate these and all rules regarding spa hours, trash removal, noise and dishes being washed are due to our permit and not our rules so please keep this in mind before booking as some guests rate us based on rules we must abide by to rent. We appreciate that they are unique rules please do not review us based on the reviews we need to follow, we appreciate it. The code cannot be sent until this agreement is filled out.
- (1) Maximum vehicles and guest occupancy permitted is described in the listing. Any violation is subject to eviction and/or cancellation of your stay. If you need additional parking, please contact us directly.
- (2) There is no street parking; they will tow any vehicles parked on the street and any towing fees or fines issued are the sole responsibility of the vehicle owner.
- (3) Excessive noise or loud music heard at the property line is prohibited by the CITY for the consideration of the local residents. The CITY enforces quiet hours from 10:00 PM – 7:00 AM and will send out code enforcement officers to issue fines/and or evict guests for any violations reported. There will be a $300 administrative fine per Code Call for our team to show up as we are required to attend such code call within 30 minus, plus $100 per hour of our time spent for the violation. This is IN ADDITION to any fines issued by Code Enforcement which start at $500 to $5000 per violation.
- (4) Dishes - All dishes must be cleaned before leaving and the house must be left in the same condition that you found it in. Any dirty dishes left in the kitchen are subject to a $35 fee- our housekeepers will unload dishes or put them away but do not wash dishes or dump trash per the law this includes leaving dishes with food on them or left in the home. It also attracts vermin. Please note this is part of our permit and not included in cleaning the home after guests leave.
- (5) Trash - Any bags or trash left behind in the bathroom, kitchen (including leaving behind items in the fridge, or around the house is subject to a $25 per bag for removal. Please make sure all trash is bagged and tightly secured inside the bins and the lids are shut tight. Any trash left inside the home will be subject to a fee.
- (6) Barbecue- There is no propane service. Please clean the grill after using or a $50 grill cleaning charge
- (7) Pet- The home is strictly not pet friendly as the owners have severe allergies. Any violation is subject to eviction and a $3500 fine plus damages to the home will be charged.
- (8) Pool- Please do not urinate in the pool. Any damages, excessive mud, or glass found in the pool are subject to a $5000 fine in damages.
- (9) Parties or noise ordinance calls – any parties, events, unauthorized guests or noise complaints will result in immediate eviction with no refund. Any party will incur $5,000 fine plus immediate eviction.
- (10) No over occupancy - $500 per person over occupancy fine plus damages plus immediate eviction and subject to code call fines.
- (11) No smoking, vaping, or drugs inside our cabins at any time (cigarette, cigars, hookah, and marijuana). Any evidence of violation is grounds for immediate eviction from the cabin and a $3500 plus damages found at the home. Please be sure to dispose of all cigarette butts, any cigarette butts left in the backyard or anywhere on the ground will be subject to a $250 cleaning fee.
- (12) Please refrain from bringing your own BBQs, Firepits and or outside cooking devices are banned by the CITY due to the fire safety hazards. This is subject to eviction due to this is how fires start.
- Please keep in mind you must be 25 years old to book.
