NOTE: 4WD/AWD required in winter with snow tires (Thanksgiving through late March). Chains can be rented in the neighborhood for $30/day. The home features Starlink WIFI with average internet speeds around 100mbs (we have noted them over 200mbs). Our 2,700 square foot, 3 bedroom, 3 bath, custom residence is situated above Little Cascade creek on 1 acre and features an amazing deck with awesome views along with a hot tub, fire table, BBQ grill and tons of outdoor seating. Only 2 miles from Purgatory Ski Resort and 24 miles from historic downtown Durango, yet the residence offers privacy and seclusion and tons of amenities. The open floor plan along with the a second living space, make the home perfect for multiple families. The home features all the expected amenities including smart TVs with You Tube TV, washer/dryer, garage (space for one vehicle), fully stocked kitchen etc. etc. Bed Configuration (All Bedrooms are upstairs) Master Bedroom - King Bed 2nd Bedroom - Queen Bed 3rd Bedroom - Two Double Beds 2nd Living Space - Queen Sleeper Sofa This home is pet friendly! We allow a maximum of 2 dogs max and the pet fee is $40/day (for a max $250 per stay). Book at least a week and a 10% discount is automatically applied (Excludes Christmas/New Years). Stay with us and we offer DISCOUNTS on both summer (white water rafting, horseback riding etc.) and winter (ski/snowboard rentals, sleigh rides, snowmobile tours etc.) activities. Cancellation Policy: A non-refundable payment of $300 is required at the time of booking. This $300 payment is applied toward the total amount due and is only refundable within 72 hours of the time of the booking is made. If your arrival date is within 30 days of booking, payment in full is required at the time of booking. Cancellations or changes to stay dates, including changes that result in a shortened stay, are not permitted within 30 days of arrival, and any such changes will result in a penalty. Cancellations or changes that are made within thirty (30) days of the arrival date, forfeit the entire reservation amount while cancellations made more than thirty (30) days in advance of your arrival only forfeit the $300 payment made at the time of booking. For reservations that are at least thirty (30) nights, the cancellation policy above increases to sixty (60) days prior to the arrival date. We do offer travel insurance.
