This beautifully restored stone farmhouse is set on an organic farm, surrounded by century-old olive trees and lush gardens, with sweeping views over the countryside. The atmosphere is tranquil and secluded, yet the location remains convenient—just 15 minutes from Cetona and the charming town of San Casciano dei Bagni, celebrated for its boutique shops, inviting restaurants, and traditional coffee bars.
Set within 100 acres of olive groves and oak forest, the property lies in a secluded, unspoiled valley and is certified as an organic farm.
Access to the villa is via an unpaved downhill road of approximately 2.5 miles. The original core of the house dates back to 1280, and the restoration has carefully preserved its historic character.
The expansive panoramic swimming pool (18 x 7 meters), framed by fragrant Mediterranean plants, sits at the heart of the landscaped gardens. Next to the pool is a Pool House featuring a living room, bathroom, sauna, and small gym. For families, the entire pool area is fenced for children’s safety.
Beneath the pergola, adjacent to the Pool House, is the entrance to a well-stocked wine cellar, offering a curated selection of Italian wines on an honor system.
Outdoors, guests can enjoy a playground, shaded bocce court, ping-pong table, and barbecue.

The heart of the house is the grand yet inviting kitchen and dining room, decorated with a striking Bengal tiger painting, a wood-burning fireplace, and a dining table that comfortably seats up to 16 guests.
On the ground floor, four separate living rooms are furnished with an eclectic mix of pieces and handicrafts collected by the owners during their travels around the world.
The villa can host up to 16 guests between the main house and a small annex.
The main house accommodates 14 guests in six air-conditioned bedrooms, spread across three floors, each with its own en-suite bathroom:
• Ground floor: 1 bedroom with a queen-size bed (not divisible) and en-suite bathroom with shower.
• First floor: 2 bedrooms, including a master suite with 2 French-size beds and a spacious bathroom with tub and separate shower; and a large bedroom with 2 French-size beds, a small lounge with a single bed, and a comfortable bathroom with shower.
• Second floor: 3 bedrooms, each with a private bathroom (2 with showers, 1 with a tub). All three have queen-size beds (one not divisible, two convertible into twin beds). One of the rooms also includes a small lounge with a single bed.
Adjacent to the main house are two additional buildings: one is private and not available to guests, while the other is a small annex accommodating 2 guests in 1 double bedroom (queen-size bed, not divisible) with a bathroom with shower.
Please note: The owner lives in a private residence next door and is available to assist guests with her in-depth knowledge of the area and warm hospitality. Upon request, she can arrange a variety of services, including lunches and dinners, babysitting, grocery deliveries, private chef services, and wine tastings.
