The villa is located in a panoramic position in Ortezzano, a picturesque village in the Marche countryside. The property boasts a well-kept fenced garden with lawn, and a dining area with table for 20 people and parasol, ideal for alfresco meals.
Among the outdoor spaces there is a private pool (13 x 6 cm, depth 140 cm), open from May to the end of September, and provided with sun loungers and external shower. Next to the pool you will find an annex accessible to guests, equipped with: barbecue, refrigerator and ping-pong table, perfect for the entertainment of adults and children.
At guests’ disposal also a private parking for 6 cars.

Payment & Cancellation - 60 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 60 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 60 days before arrival: 100% refund.
House rules
- Pets are allowed on request.
- Included in the price: Utilities (water, gas, electricity); Internet Wifi.
- Excluded from the price: Final cleaning (300.00€); extra cleaning (20.00€ per hour); linen change (20.00€ per set). Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).
- Security deposit: Customers are required to pay 500.00€ security deposit upon arrival (cash), which will be returned at the end of the stay upon any damages.
