Payment & Cancellation - 14 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 14 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 14 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 14 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 14 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 14 days before arrival: 100% refund.

- 2- No unregistered guests.
- ** Unregistered guests are non-reservation individuals who gain access to the premises.
- 3- No smoking: No smoking, vaping, or burning of anything inside or on the balcony, including candles or incense.
- 4- No excessive noise that disturbs neighbors. Quiet Hours are 10 PM – 7 AM.
- Any violations of the above will result in a charge of $500 fine and guests will be asked to leave without any refund.
- 5- No clamming/oyster at the private beach (land right next to the house on the south is for public usage)
- 6- Please keep trash and recycle bins at the curbside (don't pull the bins back to the house)
- 7- Check out procedure:
- - Run the dishwasher if needed.
- - Collect all your trash and place it in the outside bin.
- - Place all dirty towels in the washer and start a load.
- - Turn off all lights.
- - Close and lock all windows and doors
- 8- Hot tub fee: guests are liable for any damage to the hot tub including a minimum of a $100 fee if the hot tub water needs to be dumped and refilled due to guest misuse. Misuse includes but is not limited to getting any food, drinks, soap, excessive amount of sand, dirt, etc.
- 9- Excess cleaning and damage/loss: You will be charged for any damage or excess cleaning cost
- 10- The maximum number of cars to park at the property is 5
- 11- If you forget anything and would like us to ship it back, it is a $50 charge plus shipping cost.
- 12- Animals/pets are allowed with a $150/pet fee.,Start: 22:00, End: 7:00
