Westleton is a charming village less than 10 minutes drive from Dunwich, on Suffolk’s Heritage Coast. The Pond House sits prominently on The Hill overlooking the village green and welcomes up to 10 guests in 5 bedrooms.
This characterful, pet-friendly holiday home is perfect for families and groups of friends looking to holiday in Suffolk, near the coast, with walks and bicycle rides on the doorstep.
Westleton is home to two fabulous, family-friendly pubs and a village shop.
Ground Floor
The entrance into The Pond House is through the large entrance hall. Also on the ground floor are the family dining room, living room, garden room, kitchen, utility room, cloakroom and inner hall with the stairs rising to the first floor.
Kitchen
Beautifully designed and handcrafted, this fabulous kitchen offers guests all modern appliances for modern living. Bifold doors open the rear wall of the kitchen into the stunningly landscaped cottage garden.
Utility
A very useful room with the back door leading to the gravel drive. With a washing machine and separate dryer for guests’ use, a great space for wet boots and paws.
Dining Room
A characterful room with exposed beams and a brick chimney. The solid wooden dining table comfortably seats 8 and has room on either end for another two if required.
Living Room
A cosy space with a huge inglenook fireplace and wood burner, for friends and families to socialise and watch the smart TV if they wish. There are two three-seater sofas, two stylishly reupholstered chairs (which live in the entrance hall) and a pouffe.
Garden Room
A lovely bright room with windows looking out into the garden at the back, and onto the village pond at the front. The is a TV, desk, bookcase (with books and games) and a sofa bed. (Please note the sofa bed will not be made up unless requested when booking).
Inner Hall
Beyond the entrance hall is the inner hall where you’ll find the stairs to the first floor and a useful cloakroom.
First Floor
Carpeted stairs with handrail rise to the first floor landing with doors to the five bedrooms and family bathroom.
Bedroom One
To the left at the top of the stairs is the largest of the bedrooms, with king size bed, two windows offering views of the garden and an en suite shower room.
Bedroom Two
Situated at the from of the house overlooking the village green is the second king bedroom with an en-suite shower room (Electric shower).
Bedroom Three
A well-proportioned double-aspect bedroom with twin 3’ single beds and views to the front and rear of the house.
Bedroom Four
Another large bedroom with twin 3’ single beds, is located opposite bedroom 1. Overlooking the village green, kids will love this bedroom with shelves packed with books.
Bedroom 5
A fabulous bedroom for children with standard-size bunk beds, located off the middle of the landing and with views over the green.
Family Bathroom
A very smart bathroom with a classical suite including a bath with shower over, wash basin and WC.
Outside
The garden has been professionally designed and landscaped and is a haven for birds and insects, especially butterflies and bees. Guests are welcome to kick back and relax on the rattan suite with cushions or dine alfresco in the raised dining space.
The garden is surrounded by a mixture of hedging and fencing and there are steps up and down from the patio area.
