Open plan kitchen/living space with steps to a small quiet garden. One L-shaped double with ensuite, one twin bedroom and a small room with a single bed. Very quiet neighbourhood - set back from Leiston Road with no through traffic. The house is all on one floor - with no internal steps.
Parking for 4 cars in front of house.

Payment & Cancellation - 14 Day Policy

Grace Period:

  • Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.

Payment Policy:

  • 14 days or less prior to arrival: Guests pay 100% at time of reservation.
  • More than 14 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 14 days prior to arrival.
  • For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.

Cancellation Policy:

  • 14 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
  • More than 14 days before arrival: 100% refund.

  • - enjoy the beauty, the space and the calm
  • - no teenagers without an adult 21+ responsible
  • - Patio doors and windows to be closed if music is loud - we like our neighbours
  • - Mats to be used on table and coffee table
  • - Remove outdoor shoes when inside
  • - Children are welcome of all ages, but the house is not set up to be toddler proof .. parents will need to supervise toddlers and young children... e.g. concrete steps to the garden, no draw restrictions in the kitchen
  • - Dogs in hall, garden or living room only and not in bedrooms or on furniture
