We are excited to offer this wonderful property, Mountain Therapy, a premier property offered through Property Manager!

This luxurious brand-new vacation property is the epitome of "Mountain Therapy" offering beautiful views of Massanutten Slope views in the winter and centrally located close to all of the resorts’ amenities. Professionally designed for an exceptional and comfortable guest experience.
-Three Night Minimum for all weekends unless the booking is less than 30 days from arrival.
-Check in is at 4pm and check out is at 10am!
-We require an additional lease and rules addendum to be signed in order to rent our home.
There is a steep driveway to get to the house. Parking limited to 4-5 cars.

Payment & Cancellation - 60 Day Policy

Grace Period:

  • Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.

Payment Policy:

  • 60 days or less prior to arrival: Guests pay 100% at time of reservation.
  • More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
  • For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.

Cancellation Policy:

  • 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
  • More than 60 days before arrival: 100% refund.

  • ✍️ Booking Agreement
  • This agreement is between you, the Guest/Tenant, and Property Manager, LLC, the Property Manager.
  • By submitting payment or staying at the property, you agree to all terms outlined in this rental contract.
  • 👥 Maximum Occupancy
  • Maximum guests: 16 people
  • Exceeding this limit will result in immediate removal and loss of your security deposit and rental fees
  • 💰 Payment & Deposit
  • Full payment is due 30 days prior to your arrival
  • A $300 refundable security deposit is held (by HomeAway, if applicable) and returned within 14 days of departure if all terms are met
  • 🏠 General Rules
  • Use the home for vacation purposes only.
  • No unlawful, hazardous, or disruptive activity.
  • A/C: Do not set below 70°F | Heat: Do not set above 75°F
  • Manager may enter for inspections, repairs, or emergencies.
  • No subletting or exceeding the stated guest or vehicle limits.
  • Breach of terms may result in eviction without refund.
  • Guests must follow community rules and respect neighbors.
  • 🚭 Smoking Policy
  • This is a non-smoking home
  • Violation = forfeiture of deposit
  • 🐾 Pet Policy
  • Up to 2 dogs are allowed with prior approval and no fee
  • For more than 2 pets: $35/night per additional pet
  • Pets must be leashed outdoors, not allowed on furniture or beds
  • 📋 Security Deposit Terms
  • To receive a full refund of your deposit:
  • No damage beyond normal wear and tear
  • No violations (smoking, pets, over-occupancy, etc.)
  • Follow check-out instructions
  • Return all property items (linens, towels, bikes, etc.)
  • No adhesive or tape used on walls (painting fees may apply)
  • If excess cleaning is required (including pet cleanup), fees will apply: $50/hr
  • Airbnb Guests: No deposit collected at booking, but charges will apply if rules are not followed.

  • Full refund: 60+ days notice before check-in
  • Forfeit deposit only: 30–59 days before
  • No refund: Less than 30 days before check-in or for early departure
  • ⚠️ Liability & Use of Amenities
  • Use of the hot tub is at your own risk
  • Children under 12 require adult supervision
  • Do not stand on the hot tub cover—it will break and be charged to you
  • We are not liable for injuries, illness, or loss during your stay
  • Guests assume responsibility for personal belongings and any guests they invite
  • 🚗 Parking & Road Use
  • Max 3–4 vehicles at Mountain Therapy
  • All tires must be off the road—Massanutten Police will issue tickets
  • Extra parking is available in designated resort lots
  • ❗ Important Notes
  • Trash must be taken to resort dumpsters or a $150 trash removal fee applies
  • No refunds for natural disasters, power outages, or maintenance issues. Please consider travel insurance.
  • Pool passes must be returned to the refrigerator. Lost pass = $200 fee
  • 🛠️ Maintenance & Repairs
  • Notify us immediately for broken or non-working items
  • We strive to resolve issues quickly, but no refunds for mechanical failures

  • Must be crated when unattended
  • No damage, barking, or aggressive behavior allowed
  • Clean up after pets and leash at all times
  • Manager reserves the right to request pet removal for any violations

  • No excessive noise at any time
  • No open flames or unattended fires
  • Trash attracts wildlife—dispose of it properly
  • No RVs, buses, or oversized vehicles at the home
