While the space is small, it’s full of fun, quirky and colorful details to make you feel right at home.
Guests have the entire apartment themselves, the shared front patio, the shared rear backyard and the shared laundry room.
A car is HIGHLY recommended for this part of Jax although you may also be able to get by with using ride sharing services such as Lyft/Uber.

We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.
We are pet friendly and charge $20 per night per pet for short term stays. For longer stays, we charge $100 per week and $200 per month per pet. If you are booking with us and are bringing a pet please let us know ahead of time! This fee is non-negotiable for any animal.
The building has a coin-operated washer and dryer in a laundry room at the back/bottom floor of the building. Please keep this in mind when budgeting for your stay, particularly for longer term guests.
A TV with Netflix, Amazon Prime, Hulu, ESPN+ and an HDTV antenna is available but there is NO CABLE.
Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples). I may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday.
There is a single parking spot available to guests in front of the property on the city right of way area (area between curb and sidewalk directly in front of the property). There is ample free street parking available to guests on the street in front of the property.
The following additional charges apply to late check outs/early arrivals, assuming we can offer this at all (weI often can’t so please never assume this will be allowed):
1 hr or less early arrival or late departure: $100
1-2 hr early arrival/late departure: $200
2-3 hr early arrival/late departure: $300
3+ hr early arrival/late departure: $400 or the cost of an additional night’s stay, whichever is more
These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which I hold them to.
We have a Nest thermostat in place in this apartment and do limit temperatures to the following ranges to reduce our environmental impact:
Summer - 70 to 85 degrees F
Winter - 60 to 75 degrees F
If this is outside of your comfort zone then this apartment may not be a good fit for you.
***Finally, smoking is strictly forbidden anywhere on the property - the apartment, atrium and property common areas - including front yard, porch, and backyard deck***
***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on flat surfaces, empty cigarette packs, etc.) I will assess a $500 cleaning fee in addition to the regular cleaning fee***
Finally, guests are strictly forbidden from bringing firearms or items associated with them (including guns, bullets, gunpowder, shells, magazines, silencers, etc.) on this property whether or not they are licensed. If you violate this policy or we find evidence that you did (e.g. firearms or bullets are discovered by our cleaners following your stay) we will assess a $1000 fine.
