You have unit 1 of a duplex, so you get the first floor, basement, back yard, asphalt blacktop driveway and do not have to share any common space with the other unit (completely separate). The other unit is a penthouse unit on the very top of the building, whose guests park on the grass turf block paver patio at the side of the house. Payment and Cancellation - 90 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) cancellation is within 48-hours of reservation request, and (2) reservation request was made 11 days before arrival.
Payment Policy:
- 90 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 90 days before arrival: Guests pay 50% at time of reservation (non-refundable), the remaining 50% will be charged 90 days prior to arrival.
- For guests paying with points: 100% of payment will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 90 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 90 days before arrival: initial 50% payment is forfeited; the remaining 50% will not be charged.
- For guests paying with points more than 90 days before arrival: 50% of points taken are forfeited; the remaining 50% will be refunded within 5-10 business days.
House Rules
- - Gym equipment is provided as is for you to use AT YOUR OWN RISK. NO MINORS under 18 can use the equipment without adult supervision. You agree to hold us harmless against any and all injuries and damages while using the basement gym. We waive all liability for the use of exercise equipment. You agree to use the gym equipment at your own liability. BY BOOKING THE PROPERTY, YOU AGREE THAT YOU HAVE READ THIS WAIVER OF LIABILITY AND UNDERSTOOD IT.
- - Parking is free. This unit has one separate one-car space inside the two-car garage.
- - No smoking inside the house -$250 fine if detected.
- - We are not accepting reservations from local residents at this time, we reserve the right to immediately cancel any reservations from local resident
- - No more than the number of guests booked ON PREMISE at any time: $200 fine per person detected
- - Please remove shoes
- - Quiet hours from 10pm to 8am(50 decibels).
- - We use smart home technology to improve your experience. Minut is a smart home device that measures volume levels throughout the property, and allows us to respond to noise nuisances without disrupting your stay. Minut is privacy compliant and is required on this property
- - Must have valid govt ID, phone number and address on file.
- - Unfortunately, we do not allow late checkout to respect our cleaners schedules. A fine of 50% of the upcoming nights stay will be imposed for a late checkout between 30 minutes and 2 hours past checkout time. Any checkout beyond 2 hours late will be charged at 2x the upcoming nights stay.
- - We are not responsible for the loss of personal belongings or valuables during your stay. We cannot be responsible for any items left behind. There will be a minimum $100 handling fee for returning requested items to you. Shipping and packaging will be charged at cost. Items will be kept for 5-days. After which time they will be donated at management discretion
- ★ SELF CHECK-IN: This is a self check-in property. You certify that you are willing and able to follow the instructions that you are being provided with through the house manual and check-in guide. You can find your house manual and check-in guide by emails you receive after your reservation is confirmed. You also agree that you will not contact your host after receiving your house manual before reading your house manual.
- -Primary guest ID must match the name on my profile when checked by my host, and if there is anyone under 21 in the group the person booking & checking in must be over 25.
