Payment and Cancellation - 14 Day Policy

Grace Period:

  • Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.

Payment Policy:

  • 14 days or less prior to arrival: Guests pay 100% at time of reservation.
  • More than 14 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 14 days prior to arrival.
  • For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.

Cancellation Policy:

  • 14 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
  • More than 14 days before arrival: 100% refund.

  • Please be respectful of the property, keep it clean, and return it the same way you received it - i.e. take out the rubbish, wash up any used dishes etc. If there are excessive amounts of rubbish and/or dirty dishes left inside the apartment, extra cleaning fees may apply.
  • No parties or events at any time. If you're coming to Melbourne to party, you've picked a great city to do so - just not at our place. Though we're sure it won't come to it, complaints of unruly behaviour will unfortunately result in you being asked to leave. Not good for you. Not good for us.
  • Do not engage in illegal activities anywhere on the property. What you do in your personal time is entirely up to you, but when staying at our place we have a strict no drug use policy. This is just the law, not so much one of our rules.
  • Do not tamper with any smoke alarms. Tampering with the smoke alarms will result in fines up to $15,000.
  • If you break or damage something, please do the responsible thing and let us know so we can arrange for its replacement/repair.
  • Do not leave any food out that will attract uninvited pests. Our home is pest-free and we intend to keep it that way with your help.
  • Remember to return all keys. Charges will apply for any unreturned keys/ Fobs/ remotes. Upto $500
  • No noise, loud music, screaming, loud talking outside or inside anytime.
  • Any breach of these rules may result in the loss of your deposit and the immediate cancellation of your booking.
  • Please note that we have strict rules as this is a residential building and our personal property. While some of them may seem obvious to you, they are not so obvious to others and we therefore must have a strict policy regarding them. Common decency and respect for others' property is essentially all we're asking.

  • Our Airbnb features a car stacker that guests can use for reservations of longer than 3 days. In order to operate the car stacker, guests must read and agree to the terms and conditions outlined in the user agreement, and provide us with at least 48 hour's advance notice of their intent to use the stacker. They will also undergo a video induction to provide them with all the necessary information and instructions on how to safely and properly use the car stacker. We want to ensure that our guests have a smooth and convenient experience during their stay with us.
  • Please note: Car stackers are only suitable for small vehicles. - Always follow the manufacturers specifications displayed at the stacker.

  • This contract is entered into between the property owner ("Owner") and the guest ("Guest") of the property located at 8/88 Carlisle street St Kilda 3182 ("Property").
  • 1. The Owner agrees to allow the Guest to use the car stacker located on the Property during their stay, provided that the Guest has a valid driver's license and proof of insurance for the vehicle being stored in the car stacker.
  • 2. The Guest agrees to use the car stacker only in accordance with the instructions provided by the Owner, and to take all necessary precautions to ensure their safety and the safety of others while using the car stacker. This includes, but is not limited to, conducting a thorough visual inspection of the car stacker before using it, and refraining from using the car stacker if it appears to be damaged or malfunctioning in any way.
  • 3. The Guest agrees to be solely responsible for any damage or injury that may occur as a result of their use of the car stacker, and to indemnify and hold harmless the Owner and any agents or employees of the Owner from any claims arising out of or in connection with the Guest's use of the car stacker.
  • 4. In the event that the Guest causes any damage to the car stacker, the Owner reserves the right to charge the Guest for the cost of repair or replacement.
  • 5. This contract shall remain in effect for the duration of the Guest's stay at the Property.
  • 6. Guest Understands that the car stacker is for samll cars only and to be used per the manufacturers specifications
  • By signing below, the Guest acknowledges that they have read and understood this contract, and agree to be bound by its terms.
