Welcome to Orchard Overlook!
Orchard Overlook is a charming, nicely-updated mountain modern cottage only TWO MILES from DOWNTOWN BOONE, sitting on a large, rolling property perched above the town below. It is at the end of a short, quiet road, surrounded by mature woods behind and on both sides. The front yard rolls gently downhill, giving way to a charming view of the edge of Boone below and a spectacular expansive view of mountain peaks beyond! Traces of a once-thriving fruit orchard from years past are scattered amongst the grounds.

Orchard Overlook blends convenience with comfort. It has rare proximity to downtown Boone and Appalachian State University. It has a large yard where children and pets can run and play safely. The new owners have lovingly invested in the upscale property since their purchase in 2021. Similar vacation homes are difficult to find in the High Country.
The house is a three-level A-frame with loads of original character and charm. That character has been celebrated and elevated by the upgrades, updates, and top-to-bottom quality and comfort which now define Orchard Overlook. The main level (middle level)living room is accessed from the side door. The living room is spacious and open with comfy furniture, a wood-burning fireplace, and a large HD Smart TV. Glass doors lead to a long covered porch and frame an expansive view of mountaintops that stretch far from left to right. The covered porch features a nice napping swing - perfect for a lazy afternoon or a nice nap in the cool mountain breeze. There are rocking chairs as well, which face the impressive mountain views.
The living room is open to the kitchen and dining area. The updated kitchen boasts stainless appliances and granite countertops and is aptly outfitted with what a family might expect to prepare and serve meals to a full house. The kitchen bar top offers bar stool seating for extra dining options to complement the adjacent dining table, which seats six guests. Serve up to 9 total at the dining table and bar top. The main level bathroom has been nicely-updated with his-and-her sinks and a large shower featuring tile and frameless glass. Adjacent to the bathroom is the primary King bedroom. The bed has a custom-crafted, one-of-a-kind live edge headboard, an HD Smart TV, a huge closet, and a private back door leading to an open deck with steps to the back yard and rear paved parking area.
The upper level boasts two more bedrooms, each with a Queen bed and an HD Smart TV. The front Queen bedroom has glass doors that frame those impressive mountain views and lead to the upper covered porch with reclining outdoor lounge chairs, as well as a set of bistro chairs with a table. A second full bathroom upstairs, also nicely updated and very generous in size, services the two upper Queen bedrooms.
The lower level features a second wood-burning fireplace, a large HD Smart TV, and comfy leather furniture. A fun cocktail-style MultiCade Arcade Table stores dozens of arcade games that guests of all ages are sure to enjoy. Exit the lower level den to a covered front courtyard with outdoor dining space, lounging chairs, and the hot tub. There is a gas grill around the side. A short walk from the lower courtyard, on the opposite side, is a wonderful wood-burning fire pit with Adirondack-style seating. Enjoy the hot tub, the fire pit, and outdoor dining - all while soaking in those layered, long-range mountain views!
Orchard Overlook has central heat and air conditioning for year-round comfort control, a washer and dryer, and high-speed WiFi internet. All TVs are Smart TVs with digital programming options and numerous additional premium and streaming platforms that give guests an updated entertainment platform. Two additional sleeping options, two roll-out twin beds, can be set up wherever most convenient for the guests using them. Dogs are allowed. Only one dog per reservation with a 50-pound weight limit and standard pet fees will apply.

Orchard Overlook is central and convenient to the rest of the High Country, not just Boone and ASU. Shopping, restaurants, grocery stores, tennis courts, golf courses, playgrounds, hiking trails, rivers, and many other natural wonders are within minutes of the property! Blowing Rock is less than 10 miles, and the Blue Ridge Parkway and Tweetsie Railroad are only 8 miles. Appalachian Ski Mountain is 9 miles, Sugar Mountain Ski Resort is about 15 miles, Beech Mountain Ski Resort is less than 20 miles, and Hawksnest Snow Tubing and Zip Line Park is less than 14 miles. Grandfather Mountain and its popular Profile hiking trails are within 15 miles. The village of Valle Crucis, the original Mast General Store, and the Valle Crucis Riverfront Community Park are only about 6 miles. The town of Banner Elk is about 16 miles.
