This storied residence blends the grace of the past with the comfort of the present - a place where sun filters through tall windows onto warm wood floors, and every room tells a story. Living and Dining
Gather in the spacious living room, where high ceilings and pocket doors set the stage for connection. A large SMART TV and plush sofa invite cozy movie nights, while the formal dining room seats eight for shared meals that feel timeless. French doors lead to the backyard, extending the living space into the open air.
Kitchen
The fully modern kitchen is designed for those who love to cook and connect. Granite countertops, a generous island with a breakfast bar, and a beverage fridge make it both beautiful and practical. You’ll find everything you need for group dinners or morning coffee rituals - from a Cuisinart dual coffee maker, Keurig and coffee grinder to a full suite of nonstick cookware, serving ware, and place settings for sixteen.
Sleeping Arrangements
Each of the three bedrooms is thoughtfully named and uniquely styled. The Windsor and The Kensington occupy the main floor, each with a private en suite full bathroom. Upstairs, The Buckingham offers a secluded retreat spanning the entire second floor - complete with a desk and chair for remote work. Every room includes a SMART TV, blackout curtains, and sustainably produced Oeko-Tex linens for a restful, hypoallergenic sleep.
Bathrooms
Each en suite bath reflects both style and care, stocked with luxury, eco-friendly bath products, makeup towels, mirrors, and hair dryers. Low VOC paint and sustainably sourced materials create a refreshing, clean environment.
Outdoor Living
Step out into an expansive backyard shaded by old pecan trees, crepe myrtles, and palms. The house is located in the historic Government Hill Alliance located just south of Ft Sam Houston. This neighborhood was founded in the mid-1870’s. For context, Texas became a state in 1845 so not long after statehood, the Government Hill Alliance neighborhood was founded. Government Hill has some outstanding historical properties like the Nickerson House, the
historic St Paul’s Episcopal Church, Terrell Castle, and more. As in many older, established neighborhoods, the neighborhood had its initial glory days, then went through a decline. It is now being rejuvenated with the restoration of many historic properties, like the Nickerson House, and new building as well. Know that the neighborhood is a transitional neighborhood meaning some of the homes have been beautifully renovated while other houses are waiting to
be brought back to their original splendor. Please expect to be staying in one of the most beautiful houses on the street.

Check in is after 3pm daily.
Check out is by 11am daily.
Nickerson House is a historic property (it’s even listed on the Historic Registry). This means that we ask guests to pay special attention to how they treat the house and its belongings. Here are some rules that we ask you to follow so that your experience is completely enjoyable and one that embraces a "pay it forward" attitude maintaining the loveliness of the house for the next century.
Please do:
-Wipe your shoes on the door mats and take your shoes off when you enter the house. The floors are the original long-leaf pine and are over 120 years old.
-Please only use the cleaning products provided. They work great and won’t scratch or damage any parts of the house or the contents in it.
-Please recycle. The recycling bin is on the east side of the house near the deck. We are thoughtful about how we use our natural resources and want to be good stewards of the house and of the planet. Recycling Day is Monday. If your stay includes a weekend and/or a Monday, please put the recycling out on the street for the city to collect it.
-Please use the pullout trash container in the kitchen for waste. The pullout trash is located to the left of the sink in the kitchen. Once the bag is full, please put it in the large waste bin on the east side of the house near the deck. Trash pick-up is Wednesday. If your stay includes a Wednesday, please put the trash bin out in the street for the city to collect it.
-Please know that the lawn company may come to mow, weed, and rake up the property during your stay. If this is the case, we will let you know when they expect to take care of the property.
-Please enjoy the house! We hope that The Nickerson House is a place for you and your family to make memories.
Please don’t
-Smoke or vape on the property or within 50 feet of the property. There is a $350 cleaning fee charged if anyone breaks this rule.
-Please do not move the furniture or the TVs. There is a TV in every room with an exception of the dining room and kitchen, laundry room, and deck.
-Please do not use any steel wool pads or heavy scouring pads on the cookware, appliances, flatware, or plates. We’ve provided excellent non-scratch cleaners for use that are also environmentally friendly. Use these and feel good that you’ll be helping the planet and paying it forward to the next guest when you use what’s been provided for you.
-Please do not use cooking spray on the bronze-colored cookware. The manufacturer’s instructions explicitly say not to use cooking spray on the surfaces. Oil and butter are just fine.
Pet Policy
We love pets and only accept dogs weighing 45 pounds or less. No cats, no marsupials, no goats, no monkeys, and no exotic animals are allowed on the property. There is a $100 pet fee per month for hosting a dog at the Nickerson House. Please pick up after your pet whether walking in the neighborhood or on the property. If you do not, there is a $100 yard fee charged for each incident as the yard man will have to clean up after your pet.
Alarm System
We have a SimpliSafe alarm system with an exterior doorbell camera, a front yard camera, and a back gate camera. This is for the safety and comfort of our guests. Inside The Nickerson House, your privacy is assured. We do not have any internal cameras inside the Nickerson House.
NEST Digital Thermostat
We like to maintain a consistent atmospheric comfort level for our guests. We do so by offering the NEST digital thermostat to maintain a comfortable level of heat or cool for our guests. Remember to use the ceiling fans in the living room, hall, and bedrooms to help keep the air moving through the house. Having them on really makes a difference!
Internet, and Signing into Your Streaming Accounts
The Nickerson House has high-speed internet. You will find the wifi codes posted in every room.
Parking, Noise, and Our Neighbors
We love our neighbors! Many have lived in the Government Hill area for two or three generations. They have been very gracious to us allowing us to offer our home as a vacation rental. You are welcome to park in front of the house or behind it on the property inside the gated area. Please be mindful of the noise level of both indoor and outdoor activities (especially if it’s after
10pm).
Cleaning and Cleaning Fees
We have an excellent cleaning crew who works to keep The Nickerson House in tip-top shape. Cleaning fee of $225 will be charged for each stay for any cleanings outside of the two per month mandatory cleanings we normally perform.
