Payment & Cancellation - 14 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
- Guests who book a home or villa that is located in the state of California may cancel for free provided that: (1) reservation is canceled within 24-hours of reservation request, and (2) reservation request was made 3 days before arrival.
Payment Policy:
- 14 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 14 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 14 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 14 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 14 days before arrival: 100% refund.

Our home is the perfect place for families and couples who enjoy tasteful contemporary interior design and updated furnishings. Enjoy relaxing by a cozy fire or the breathtaking views on our wraparound deck. Rules: Must be over 30 to book . • This property has a maximum number of 8 guest that is set by the city/county and not negotiable! Renters found to be in violation of these clearly posted allowances will be subject to immediate eviction and forfeiture of all rental fees, charges and deposits. And will be charged a hefty $200 per person per night. This is at the discretion of the property owner. Please do not BBQ with grill next to cabin. It will melt the siding of the exterior wall. Please move BBQ to the middle of deck. • The number of cars allowed on our premises is 4. No exceptions please. This includes any visitors. * Outdoor Surveillance cameras are operating 24 hours for the protection of our home. The footage is to help minimize break-in, injury, sneaking in of unauthorized pets or disregarding the maximum occupancy allowed. We in no way infringe upon the guest and their privacy. Any attempt at disabling or obscuring the cameras is prohibited and will result in the guest being evicted without refund. • To ensure we keep our carpets clean enough to walk on with bare feet, we ask that you remove your shoes when entering the rooms. Especially during the winter months when there is a likelihood that they could be wet, muddy, and covered in snow. • In order to prevent a party type atmosphere which this quiet neighborhood is not likely to welcome, we have implemented a minimum age requirement of 30. Underage guest are welcome but need to be accompanied by a parent or guardian. • We would appreciate if you would leave all indoor furniture inside and keep all outdoor furniture on the outside. We have a few chairs stored in the downstairs closet if you need them. • For your safety and the safety of our home please leave fire place screen closed at all times and never leave a fire unattended. Do not leave glass door closes when fireplace is lit. Glass can heat up and explode. Only close the metal screen to avoid embers burning carpet. Only light one log at a time. Multiple logs is dangerous and can cause a fire or break glass doors as well. • Outdoor fires are prohibited in Big Bear and come with a hefty fine. • No refunds will be made for circumstances beyond our control, acts on nature, or weather related problems. • What you do in your personal life is up to you. But when staying here we have a strict no smoking and no drugs policy. • Professional cleaning is provided between each guest stay, however we ask that prior to leaving you wash and put away any dish or kitchenware used. Please feel free to use our dishwasher to save yourself some time. *If extra cleaning is required because the home has been left extra dirty we reserve the right to charge an additional $50. • $50 will be charged for lost remote control • Trash must be taken to local trash collection site. $15 fee for every bag left behind. • Trash site is located at 41974 Garstin Rd. Big Bear Lake CA 92315 • We kindly ask that guests refrain from opening locked closets or cabinets. This is for home owner’s personal property and any tampering of these areas are strictly prohibited. • We understand that accidents happen. But we do ask that you please let us know when they do. Chances are we can fix them quickly and as effortlessly as possible, which means you have a better chance of refunding your full security deposit. Tenant is financially responsible for damages to the home during your stay. *In addition, if you notice something is broken or not working properly please inform us within one hour of your visit. Upon departure please turn off all lights (inside and out), lock all doors and windows. Set thermostate at 50 and spa at 80. Failure to do so may result in extra fees. Check in time is 4pm or later. Check out time is 10:00am or earlier. We love our home and take great care and detail in maintaining it for our enjoyment as well as yours. We are aware that things may not always be perfect and welcome any feedback or suggestions you may have in making it even better.
