Payment & Cancellation - 60 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 60 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 60 days before arrival: 100% refund.
House rules
- **Pool/Spa Heat: $40 per day; we recommend adding this service to your stay 24-48 hours prior to arrival to allow ample time for heating. Note: pool heat may not be operational during cold fronts and refunds will not be issued for weather related challenges.
- **Patio Grill: $150 per stay; please contact Property Manager's Guest Services team before or during your stay to add grill use to your reservation if you plan to use your patio grill.
- **Smoking inside or outside will result in a minimum $1,000 charge against your security deposit.**
- ** A max of 2 cars can be parked in the driveway.
- Upon arrival you will find two (2) parking passes on the entry way table. Please display parking passes throughout your entire stay to avoid any parking issues. Additional Parking passes are available upon request.
- Overflow parking is available behind the homes on Strand Drive, on a first-come, first-served basis and is therefore not guaranteed. Guests are not allowed to park in any spaces labeled for Condo Owners and/or Visitors. If a guest is parked in a condo spot their vehicle will be towed. RVs, large vans, tractors, and buses are not allowed.
- Properties are subject to all additional terms, policies, rules, guidelines, or instructions that we may post on, link to from, or provide you with in writing, including posted at or provided in the applicable Property. You must comply with all of our and the applicable Property Manager’s rules.
- You and your guest(s) may use only the Property amenities (e.g., fitness room and gym equipment) that are described in your reservation confirmation. Such amenities may be subject to additional fees and access may be limited and cannot be guaranteed. You agree to comply and ensure all of your guests’ compliance with all of our and the applicable Property Manager’s rules with respect to your and your guests’ use of such amenities. You understand and agree that use of such amenities may be suspended if you or any of your guests violate any such rules. You shall be responsible for any damage to such amenities that you or any of your guests cause. ANY USE OF SUCH AMENITIES IS AT YOUR AND YOUR GUESTS’ OWN RISK AND YOU AND YOUR GUESTS RELEASE, DISCHARGE, AND COVENANT NOT TO SUE US AND THE APPLICABLE PROPERTY MANAGER IN CONNECTION WITH ANY USE OF SUCH AMENITIES.
- All Properties are provided with a basic starter supply of toiletries and kitchen supplies, guests are then responsible for purchasing/supplying all further supplies required for the duration of their stay.
- Pets are not permitted unless the property is advertised as a “pet friendly” Property and you have advised via email us of your intent to bring a pet, prior to your arrival. There may be additional fees depending on the type of pet(s) and the specific Property.
- No smoking is not allowed inside any of the Properties. Failure to observe these rules will result in a minimum $1,000 charge against your security deposit.
- Every Property is provided with an information manual which will contain both general and specific information relevant to both the Property and surrounding area. Attention should be given to the trash and parking requirements. Please be aware that parking of RVs, campers, and trailers may be prohibited by Property Managers of the Property. Property Manager makes no guarantees that such vehicle types will be permitted on the premises.
