Payment & Cancellation - 60 Day Policy

Grace Period:

  • Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.

Payment Policy:

  • 60 days or less prior to arrival: Guests pay 100% at time of reservation.
  • More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
  • For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.

Cancellation Policy:

  • 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
  • More than 60 days before arrival: 100% refund.

  • Check-In: 4:00 PM
  • Check-Out: 10:00 AM (Prompt departure is essential to allow time for professional cleaning.)
  • This agreement is between Property Manager, LLC (“Manager”) and you, the Guest/Tenant(s) (“Tenant”), and serves as a legally binding contract for short-term vacation rental only. By making payment, you agree to the terms outlined in this lease.
  • Occupancy & Payment
  • Maximum Occupancy: 20 guests
  • Exceeding this limit will result in immediate eviction and forfeiture of all rental payments and security deposits.
  • Parking Limit: Maximum of 5 vehicles
  • All vehicles must be parked entirely off the road.
  • Full Payment & Deposit: Due 30 days prior to arrival
  • House Rules
  • 1. Use of Premises
  • Vacation use only – no permanent residency
  • No unlawful, hazardous, or disruptive activities allowed
  • 2. Climate Control
  • A/C not to be set below 70°F
  • Heat not to exceed 75°F
  • Improper use may damage the system and incur guest liability.
  • 3. Property Access
  • Manager or authorized agents may access the property for inspections, repairs, or emergencies during reasonable hours.
  • 4. No Subletting
  • No subleasing or assigning without written approval
  • 5. Conduct
  • Quiet hours: 10:00 PM – 7:00 AM
  • No excessive noise or disruptive behavior
  • Compliance with community and MPOA rules is mandatory
  • 6. Smoking
  • 🚭 No smoking allowed inside the home.
  • Violation will result in loss of security deposit.
  • Pet Policy
  • Pets allowed only with prior approval
  • $35 per pet, per night (non-refundable)
  • No pets on furniture or beds
  • Pet Addendum must be completed
  • Guests are responsible for all pet-related damages or cleaning (charged at $50/hour)
  • Security Deposit
  • $300 Damage Deposit
  • Held via the booking platform and refundable within 14 days post-departure, provided:
  • No property damage beyond normal wear
  • Compliance with smoking, pet, and occupancy rules
  • All trash removed and dishes cleaned
  • No excessive utility usage or cleaning required
  • Departure instructions followed
  • No wall adhesives or tape used (painting fees apply for wall damage)
  • Note for Airbnb Bookings: A deposit may not be collected upfront, but the same policies apply under Airbnb’s AirCover.
  • Cancellation Policy
  • 60+ Days Notice: Full refund
  • 30–59 Days: Forfeiture of deposit
  • <30 Days: No refund
  • Early departures and no-shows: No refund
  • Hot Tub Use & Assumed Risk
  • Use at your own risk.
  • Children under 12 must be supervised.
  • Do not sit/stand on hot tub cover – replacement cost will apply.
  • Liability & Emergencies
  • The Manager and Owner are not liable for accidents, injuries, or loss of personal belongings
  • No refunds for mechanical failures, weather conditions, or Acts of God

  • Trash & Cleanliness
  • Trash must be removed upon departure
  • Dumpsters located throughout the resort.
  • Failure to comply will result in a $150 removal fee.
  • Pool Access
  • A pool pass is provided for summer stays
  • Return to the refrigerator before checkout
  • Lost pass fee: $200

  • Quiet Hours: 10 PM – 8 AM
  • No excessive noise anytime

  • All tires must be off the road

  • No open fires allowed
  • Firepits must not be used during quiet hours
  • Pets
  • Leash required outside
  • Clean up after pets immediately
  • Trash
  • Do not leave trash outside because wildlife will get into any trash left outside.
  • Pet Addendum Summary
  • Fee: $35/night per pet (non-refundable)
  • Control: Pets must be leashed outdoors and not left unattended unless crated
  • Damage: Tenants liable for all pet-related damage and pest control
  • Violations may result in pet removal or forfeiture of your deposit.
