This magnificent, 2800sqft beach home is just off Scenic Gulf Drive in the prestigious St. Tropez community. Villa Tuscana is a 4BR, 3.5BA Mediterranean-style house, complete with a custom gourmet kitchen, hardwood and tile flooring, elegant furnishings, and a luxurious custom spiral staircase. You’ll have stunning Gulf Views from the 3rd floor, as well as spacious brick balconies on both the 2nd and 3rd levels. You’ll find a Jack N Jill bathroom on the first floor that connects to a King Guest Bedroom and a Bunk room with a queen-over-queen bunk bed plus a queen trundle. On the second floor, you will find another guest bedroom with a king bed and ensuite bath, as well as the living room, dining room and kitchen. Further up to the third floor, there is a king master suite boasting elegant tray ceilings and balcony access. The ensuite bathroom is highlighted by an oversized walk-in shower and a separate soaking tub. That’s 3 king bedrooms, all with an attached bathroom and each on separate floors for more privacy. The South Walton Artificial Reef Association (SWARA) has deployed four of their 16 different sites in this area. The closest being the Dolphin Reef, deployed in 2017 and comprised of 79 individual EcoSystem Reefs just 685 feet straight out from the Miramar Regional Public Beach access (by Pompano Joe’s, 1.9 miles from this home). It is becoming a haven for sea life. Each of the four snorkeling reefs comprises 40 acres of permitted sea bottom. The Dolphin Reef is at a depth of 12-20 feet. We strongly recommend that snorkelers use a kayak, paddleboard, or other flotation device when visiting the snorkel reefs. Sea conditions can and do change quickly and often.
