Perched directly on the Blue River, our 2021-built condo features everything you’ll need for your mountain getaway! Sit on our private deck with 180 degree river and mountain views, or kick your feet up on the couch and relax in front of the fireplace. Enjoy preparing a meal in our well stocked kitchen, and get a great night’s rest in our king beds (1 converts to 2 twins). We’re 5 minutes off I-70, less than 20 minutes to 4 ski resorts and 30 minutes to Vail - you can’t beat our location!

We’re right on the Blue River - we love to sit on our private deck and listen to the water rushing by! We’re a family of 4, and designed our place to feature family-friendly amenities but also appeal to solo travelers, solo couples, and small groups. Payment & Cancellation - 30 Day Policy

Grace Period:

  • Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.

Payment Policy:

  • 30 days or less prior to arrival: Guests pay 100% at time of reservation.
  • More than 30 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 30 days prior to arrival.
  • For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.

Cancellation Policy:

  • 30 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
  • More than 30 days before arrival: 100% refund.

House rules

  • 1. Smoking (or vaping) is NOT allowed in our home. Smoking is allowed outside the building only, with doors closed. A minimum $1,500 cleaning fee will apply if smoking is discovered inside.
  • 2. People other than those in the Guest party may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. The Host has not represented this unit as an event facility, therefore, additional guests are not permitted without prior notice. At no time may any of these visitors remain overnight or assume any guest privileges whatsoever.
  • 3. The Host is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Host is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
  • 4. Host allows children with the following stipulations: Guests are responsible for any and all necessary 'child proofing'. Children must be supervised by an adult at all times.
  • 5. There is no daily housekeeping service. While the house has been thoroughly cleaned prior to your arrival and linens and bath towels are included, daily maid service is not included in the rate.
  • 6. Pets are not permitted; any pet being "snuck" into the apartment will result in a minimum $300 cleaning fee.
  • 7. Cleaning fees are paid to assure Guest's arrival to a clean property, not to clean up post-checkout "messes." While we don't ask or expect Guests to clean prior to leaving, we do expect reasonable cleanliness standards followed - garbage thrown away, spills cleaned up, etc. Cleaning required due to excessive messiness will result in additional costs, charge at a rate of $30/hour.
  • 8. The hot tub is a community amenity and the posted rules must be followed, or the HOA will issue fines and / or termination of the stay. Key rules are no glass, no children under 12, 10am - 10pm use, be respectful of the neighbors.
