Payment & Cancellation - 60 Day Policy

Grace Period:

  • Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.

Payment Policy:

  • 60 days or less prior to arrival: Guests pay 100% at time of reservation.
  • More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
  • For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.

Cancellation Policy:

  • 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
  • More than 60 days before arrival: 100% refund.

House rules

  • 1. Quiet hours are from 9 P. M. to 8 A. M. Conversations, cell phone usage and noise during quiet hours shall not unreasonably disturb adjacent neighbors.
  • 2. The Palm Villas is a Non-Smoking Facility. Absolutely no smoking of cigarettes, cigars, pipes, other tobacco products or other substances such as plant, natural or synthetic is allowed. Electronic smoking devices are not permitted. Smoking is prohibited in any apartment, lanai, stairwell, parking areas, or any common areas.
  • 3. Pool hours are from 8 A. M. to 9 P. M. Entry/use of the area is restricted outside of these hours. Access to the pool/spa area is by the use of fobs assigned to each apartment. No gate or fence climbing. No propping the pool gate open. Children under the age of 14 must always be supervised by an adult in the pool area. THERE IS NO LIFEGUARD. People using the pool and spa do so at their own risk.
  • 4. Running, loud/boisterous behavior and climbing on/jumping from the waterfall rocks is not permitted in the pool/spa area.
  • 5. Audible music is not permitted in the pool area or on the lanais. Electronic music devices must be used with earphones or ear buds.
  • 6. For health and safety reasons, users of the spa and pool must shower before entering the water. Infants or incontinent individuals must wear waterproof swim diapers when in the pool or spa. Individuals with infectious or open wounds are not permitted in the pool or spa.
  • 7. For safety reasons children under the age of 14 are not allowed in the Fitness Center.
  • 8. No alcoholic beverages or glass containers are permitted in the pool or spa area.
  • 9. Parking at the Palm Villas is limited. All owners, long term tenants and vacation rental guests must use the parking spot(s) designated for their apartment (garage or trellised area) as their primary parking spot(s). Owners must provide rental guests with access to an off-street deeded parking spot.
  • 10. After the primary parking spot(s) are occupied by a vehicle, one extra vehicle may be parked in one of the unassigned “Lava Spots” along the inner roadway or in the lot adjacent to Building A, but only if the vehicle has a Valid Parking Placard placed on the vehicle’s interior rear-view mirror.
  • 11. Absolutely no parking is allowed in front of garages, on the grass, on driveways, or in front of dumpsters.
  • 12. Lanais must be kept tidy. No sports equipment including bikes, surfboards, etc. may be stored on lanais. Towels, clothing, laundry, etc. may not be left out on lanais or hung from lanai railings, hooks or over lanai furniture.
  • 13. All garbage must be securely bagged and placed inside dumpsters. All cardboard boxes must be broken down before being placed inside dumpsters. No trash may be left on lanais, apartment entryways, or on the ground by dumpsters.
  • 14. No skateboards, roller blades, scooters, big wheels or other wheeled toys are permitted on the interior roadways or in any common areas.
  • 15. The barbeque area is available from 8 A.M. to 9 P.M. No glass containers are permitted in the barbeque or pool areas. People using the barbeque area must clean the grill, countertops and dispose of all trash before leaving the area.
  • 16. Courteous behavior is expected at the facility at all times. People that demonstrate disrespect of others, belligerence, hostility or non-respectful behavior will be asked to vacate the property.
  • Mail
  • It is recommended that you bring all you need with you, but if you must ship an item to your rental, do NOT use the regular USPS as it will not be delivered to the house. Only FedEx and UPS will deliver to the door. All other mail (including Amazon deliveries) will be delivered to the owner’s private locked mailbox. Elite and the Property Manager do not have access to the owner’s mailbox and are not responsible for retrieving any items delivered there. Please keep in mind that shipping services may be a lot slower here than on the mainland or elsewhere and items may arrive after you leave. We are not responsible for rerouting guests’ mail.
