Payment & Cancellation - 60 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 60 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 60 days before arrival: 100% refund.
House rules
- QUIET HOURS:
- Quiet hours shall be from 9:00pm to 8:00am, during which time the noise from the STVR shall not unreasonably disturb adjacent neighbors. Sound that is audible beyond the property boundaries during non-quiet hours shall not be more excessive than would be otherwise associated with a residential area.
- PARKING:
- Guest vehicles shall be parked in the designated onsite parking area. Please be respectful of the neighbors and do not block driveways, sidewalks or mailboxes.
- USE OF PROPERTY:
- The STVR shall not be used for commercial purposes.

- HOUSE RULES
- The purpose of the House Rules is to insure everyone’s enjoyment of the property, to protect all occupants from inconvenience by improper use of the premises and to protect the reputation, liability and desirability of the property. The House Rules can be stated in order to keep the premises safe, pleasant and hospitable.
- 1. All occupants must be registered with the Manager. Occupants and third-party rental agent must immediately notify the Manager of any change in occupancy.
- 2. Lock all doors and windows when leaving the premises.
- 3. Occupants shall permit access to the Property by the gardener; pool maintenance personnel and such other service personnel as may be designated and identified by the Manager.
- 4. Please immediately report directly to Manager, all problems, equipment failures, conditions, damage, injuries or incidents associated with the property of its operation. Neither the Manager nor the Property Owner shall be responsible for resolving any such problems or conditions made know to Occupant’s agent or any third party, unless and until Manager receives actual notice of the problem or condition.
- 5. Occupants shall not make or attempt to make any alterations or repairs to the property. Any condition requiring maintenance or repair is to be reported to the Property Manager.
- 6. The placement of any sign, signal or lettering other projection on any part of the houses, on any window or from any lanai is prohibited.
- 7. Occupant will not install any wiring or other device for electrical or telephone appliances, television, machines or other equipment appurtenances on the Property without the express prior to written consent of the Manager.
- 8. No illegal or unsafe conduct or activities are allowed on the Property.
- 9. No commercial activities of any kind shall be deducted on the Property.
- 10. Smoking is not permitted on the property

- 12. No flammable substances such as gasoline, kerosene, and other materials potentially hazardous to persons or property shall be brought into, used or stored within the Property.
- 13. No bicycles, skateboards or other wheeled conveyances shall be taken onto or used on the site.
- 14. The cliffs, rocks, beach and ocean are owned by the State of Hawaii. Occupants and Guests use of the cliffs, rocks, beach and ocean shall be at their own risk.
- 15. The Property may not be used for any large party or wedding gathering, except with written consent of the Manager.
- 16. The pool and spa areas, surrounding surfaces and decks may be slippery when wet or be uneven by nature of their design. All Occupants and Guests should use caution in these areas.
- 17. Rules for the POOL and SPA:
- a. There is no lifeguard on duty. Occupants and guests may use the swimming pool only at their own risk. By the use of any spa or the swimming pool, Occupants are agreeing to assume all risks associated therewith. Persons who cannot swim or who cannot stand unassisted in the deepest portions of the pool MUST be supervised at all times by a person who can swim. ALL children should be supervised at all times on the main lanai and in the swimming pool. Do not allow a young child in the pool without an adult. No diving is permitted. Jumping into the pool in not permitted.
- b. Persons having any open abrasion, wound or communicable disease are not allowed in the pool or any of the spa.
- c. Pregnant women and young children should not use a spa without the consent of their physician. Those with weak hearts or sufferers of high blood pressure should not use the spas.
- d. Surfboards, boogie boards, diving equipment or similar items are not permitted in the pool or adjacent area.
- e. No skateboards or bicycles are permitted in the pool area.
- f. No glass containers of any kind are permitted in the pool area. Kaunaoa 7B at Mauna Kea Resort
- g. The introduction of transportation of any sand, rock, other foreign matter into the pool, which could result in a pool pump malfunction or other damage is Prohibited.
- h. Intoxicated persons are not permitted to use the pool or the spas.
- i. Children need to be supervised at all times. During social gatherings, appoint a “Designated watcher” to protect young children from pool accidents. Adults may take turns being the “watcher.” When adults become preoccupied, children are at risk.
- 18. No excessive noise is permitted at any time
- 19. Empty the trash cans frequently. Promptly clean up spills and dispose of open food containers. Trash is to be put behind the garage. Trash pick-up is on Thursdays.
- 20. No fireworks are permitted on the Property at all times.
- 21. Parking areas shall not be used for mechanical repairs or vehicles or for oil or battery removal and replacement.
- 22. Nothing shall be stored in parking areas.
- 23. Toilets, sinks, spa, the pool and other apparatus or features on the property are not to be used for any purpose other than for which they were designed. No sweepings, rubbish, rags or other articles are to be disposed of in them repair of all damages resulting from misuse of such facilities shall be at the Occupant’s sole expense.
- 24. Kitchen garbage disposal shall be utilized for disposing soft food waste only (no bones, gristle, corncobs, celery, husks, etc.). Only cold water shall be used when operating disposals.
- 25. Towels, bathing apparel, clothing and similar items as well as brooms, mops and cartons shall not be placed on lanais or in windows as to be visible from the exterior of the house.
- 26. Occupants shall observe and perform these House Rules and ensure that their family members and guests also observe and comply with these House Rules. In the event expenses are incurred due to violations of the House Rules by any Occupant, guest or other person or persons for whom an Occupant is responsible, the Occupant shall to pay the Property Owner for all such expenses including reasonable attorney’s fees.
