Payment & Cancellation - 60 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 60 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 60 days before arrival: 100% refund.

- A Warm Aloha to all our homeowners from the Hali’i Kai Association Board of Directors. We hope you have had an enjoyable summer, and we look forward to seeing many of you as the winter season approaches here on the Big Island.
- The purpose of this communication is to disseminate newly updated House Rules and Ocean Club Rules which are attached to this email. The Rules are necessary to help us maintain a safe, orderly, and community-friendly environment here at Hali’i Kai.
- As owners, you are ultimately responsible for the actions of your guests and renters. It is important that you display both the House and Ocean Club Rules prominently inside your villa for visiting guests. If you do rent your villa, we ask that you and/or your rental agent provide a copy of these Rules to your clients in advance of their stay at Hali’i Kai. As additional assurance that guests are adequately informed, at their required check-in at the Front Office, staff will issue them copies of the House and Ocean Club Rules and require them to initial acceptance. Not only does this help assure conformance, but it also provides a measure of protection for all of us against liability.
- As communicated through the Hali’i Kai website, much has been accomplished over the past several months to improve the operations and environment at the Ocean Club. All of this comes as a direct result of the opinions, concerns, and recommendations you put forward in the community-wide survey this past January, and which were further articulated during the homeowners’ forum at the Annual Meeting. We heard you and have endeavored to move forward quickly and responsibly to execute changes. The Board has been fortunate to be assisted in this effort by an Ocean Club Committee comprised of homeowners with diverse expertise and talents. The success of the changes implemented so far is reflected in the positive feedback we have received in the latest homeowner survey.
- During the Committee’s work, it became readily apparent that we need to update and redistribute both the Hali’i Kai House Rules and the Ocean Club Rules to reflect current requirements and conditions. We are a relatively large condominium community with significant visitor traffic. Our homeowners and their guests have a right to expect an orderly, safe, and enjoyable environment while living or staying here, and while using the Ocean Club amenities. To accomplish this, it is important to maintain strong and consistent adherence to the House Rules and the Ocean Club Rules. We continue to experience issues in certain areas, such as exceeding unit capacity, smoking, feeding of wildlife and display of parking permits. Especially with so many new homeowners joining our Ohana in the past year, we feel it is extremely timely to re-issue the rules as a reminder.
