This large 3-bedroom cabin sits on 2/3 of an acre and backs to Pagosa Springs Golf Course, walking distance to the Golf Course Clubhouse and great restaurants. Two living/dining areas and two laundry rooms provide ample space. The cabin sleeps 8, with 3 king beds and 1 sleeper sofa. There are 2 full baths and 1 half bath. Payment & Cancellation - 14 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 14 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 14 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 14 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 14 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 14 days before arrival: 100% refund.

- We ask that you please leave the home in the same condition as it was when you arrived. If any issues arise, please don’t hesitate to contact us.
- Wi-Fi is provided but not guaranteed. We are a small rural mountain town and experience frequent outages. Refunds will not be permitted for Wi-Fi issues.
- We live in beautiful wild Colorado. This means we receive snow from late fall to late springs and sometimes in between. Expect to drive in snow, play in snow, and walk in snow. Please ensure the vehicle you are using has 4-wheel drive capabilities. Refunds will NOT be available because of lack of preparation in visiting a state that experiences snow 9 months out of the year. We do not control the weather. Always pack a jacket.
- We also live at altitude, drink water! Altitude sickness is very real and very not fun, drink plenty of water and eat even when you feel you can't.
- Terms and Conditions / House Rules: Check-In/Out: Check-in time is from 4:00 PM, and check-out is at 10:00 AM, unless otherwise specified. Early check-in or late check-out is available for a charge of $15 per hour. This fee is necessary as we may need to block additional time on the calendar to accommodate cleaning and preparation for the next guest. Please check with the property manager for late check-out availability. Failure to comply with check-out times may result in denial of access to the property or immediate eviction. Quiet Hours: Quiet hours are from 10:00 PM to 8:00 AM. Please be mindful of noise levels during these hours to respect neighbors and other guests. Parking and Trash: Please park in the designated areas only. Ensure all trash is properly disposed of in the bins provided and place trash out on the curb for collection on Wednesday. Owner’s Right of Entry: The owner or their agent reserves the right to enter the premises for inspection, repairs, or to protect the property. Owner’s Indemnity: Renters, guests, and visitors indemnify and hold the owner(s) harmless from any claims of personal injury, property damage, or loss arising from the use of the premises. The owner’s insurance does not cover renters in the event of theft or loss. Renters are encouraged to rely on their personal policies or purchase travel insurance. Smoking: This is a strictly NON-SMOKING property. Violation of this policy may result in denial of access or immediate eviction. A $150 fee will be assessed if there is any lingering smell of marijuana or vape use. Acts of God / Noise: The owner is not liable for events beyond their control that may disrupt your stay, such as natural disasters, government actions, fires, strikes, war, inclement weather, or noise from nearby properties or events. No refunds will be issued in such cases. Refer to the cancellation policy for further details. Furnishings: Please do not rearrange the interior furniture without the owner’s permission. Failure to comply may result in a $250 fee. Damage to Guest Property: Guests are solely responsible for any loss, damage, or injury to their own property caused by fire, theft, water damage, or any other unforeseen events. Unauthorized Events: Unless expressly agreed upon, no events (e.g., weddings, baptisms, or large parties) are allowed on the property. If an unauthorized event occurs, the rental agreement will be terminated, and no refunds will be issued. Surveillance: The property may have exterior surveillance for the safety of guests and to protect the owner’s property. No interior cameras will be installed, as guest privacy is of utmost importance. Pets: Pets aren't allowed . Miscellaneous: This agreement, along with any referenced attachments, constitutes the entire agreement between the parties. It supersedes all prior negotiations, representations, or agreements. Any modification must be in writing and signed by both parties. If any portion of this agreement is found to be unenforceable or invalid, the remaining portions shall remain in full force and effect. By proceeding with payment, the parties acknowledge that they have read, understood, and agree to be bound by the terms and conditions of this agreement, which becomes effective immediately upon payment.
