Payment & Cancellation - 14 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 14 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 14 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 14 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 14 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 14 days before arrival: 100% refund.

- By booking this reservation, you agree to the additional policies, terms, and conditions below.
- UNIT SPECIFIC TERMS
- - Due to local laws or HOA requirements, guests must be at least 21 years of age to book. Guests under 21 must be accompanied by a parent or legal guardian for the duration of the reservation.
- - No dog(s) are welcome in this home. No other animals are allowed without specific Property Manager approval.
- - The property shall not be used by more than the number of adults and children listed in your reservation.
- - All guests shall abide by Property Manager’s good neighbor policy and shall not engage in illegal activity. Quiet hours are from 10 p.m. to 8 a.m.
- - If early check-in is available for your reservation, you will be notified by 9 a.m. on the morning of your arrival by email. Late check-out is offered whenever possible for a small fee.
- - No smoking of any kind is permitted anywhere on the premises.
- - No commercial photography or filming is permitted on the property. Tents or other structures may not be erected.
- - Renter is liable for any damage to the property and agrees to accept charges to the card on file should damage occur during occupancy.
- - Due to local laws, regulations, or Homeowner Association rules, guests may be required to agree to additional terms of service. A signed paper contract is required to be completed and returned to Property Manager.

- -Registered guests:
- Only guests included in the original reservation are allowed access. Changing or adding people after check-in is not possible. Failure to comply with this rule will result in immediate cancellation of the reservation without refund.
- -No smoking:
- Smoking is strictly prohibited in the apartment and surrounding areas. If ashes, burns or traces of cigarettes are found, a $100 USD fee will be applied.
- -Noise and music:
- Music and noise must be kept at a moderate volume inside the apartment. If the sound exceeds the limits of the apartment and a complaint is received from the neighbors, a fine of $100 USD will be applied.
- -Use of balconies:
- Hanging clothes, towels or other items on the balconies is prohibited. If reported to management, a fine of $100 USD will be charged.
- -Parking lot:
- If the property includes a parking space, please use the assigned space only. Blocking or using an unauthorized space will result in a $100 USD charge upon report to management.
- -llegal substances:
- The consumption of illegal substances within the property is strictly prohibited. This act will result in immediate cancellation of the reservation without right to refund, immediate eviction and notification to the authorities.
- -Personal belongings security:
- It is the guest's responsibility to keep valuables in the safe and to ensure that doors and windows are closed before leaving. Property Manager is not responsible for the loss of money or objects during the stay.
- -Lost keys:
- The keys to the apartment are the guest's responsibility. In case of loss, a charge of $1,200 MXN will be applied to cover the change of locks for security reasons.
- -Amenities:
- The amenities included are welcome and are not replenished during your stay. It is suggested that you stock up on toilet paper, kitchen towels, shampoo, soap and other personal products.
- -Glass in the pool area:
- For safety reasons, glass is prohibited in the pool area.
- -Bathrooms:
- Do not throw paper or other objects into the toilet. In case of damage or blockage, a fine of $100 USD will be applied, in addition to the cost of repair.
- Failure to comply with any of these rules or the general rules of the condominium may result in cancellation of the reservation and immediate eviction from the property without right to refund. We appreciate your cooperation in ensuring a safe and enjoyable stay for everyone.

- La música y el ruido deben mantenerse a un volumen moderado dentro del departamento. Si el sonido excede los límites del apartamento y se recibe una queja de los vecinos, se aplicará una multa de $100 USD.
- -Uso de balcones:
- Está prohibido colgar ropa, toallas u otras prendas en los balcones. En caso de recibir un reporte de la administración, se cobrará una multa de $100 USD.
- -Estacionamiento:
- Si la propiedad incluye un lugar de estacionamiento, utiliza exclusivamente el espacio asignado. Bloquear o utilizar un espacio no autorizado resultará en un cargo de $100 USD tras reporte de la administración.
- -Sustancias ilegales:
- El consumo de sustancias ilegales dentro de la propiedad está estrictamente prohibido. Este acto resultará en la cancelación inmediata de la reserva sin derecho a reembolso, desalojo inmediato y notificación a las autoridades.
- Seguridad de objetos personales:
- Es responsabilidad del huésped guardar objetos de valor en la caja fuerte y asegurarse de cerrar puertas y ventanas antes de salir. Property Manager no se hace responsable por pérdida de dinero u objetos durante la estancia.
- -Pérdida de llaves:
- Las llaves del apartamento son responsabilidad del huésped. En caso de extravío, se aplicará un cargo de $1,200 MXN para cubrir el cambio de cerraduras por motivos de seguridad.
- -Amenidades:
- Las amenidades incluidas son de bienvenida y no se reponen durante la estancia. Se sugiere abastecerse de papel higiénico, toallas de cocina, shampoo, jabón y otros productos de uso personal.
- Vidrio en el área de piscinas:
- Por razones de seguridad, está prohibido llevar vidrio al área de piscinas.
- -Baños:
- No deseches papel u otros objetos en el WC. En caso de daño o bloqueo, se aplicará una multa de $100 USD, además del costo de reparación.
