Welcome to River Roost! This beautiful 3- bedroom home on the famous New River is surely to be your vacation destination for years to come!
There are approximately 10 steps to enter into the main level living room. Here you will find a perfect place for the family to gather in front of the gas fireplace and flat-screen TV. There are lots of indoor games and puzzles for guests to enjoy in case of rainy weather along with a game table in the main living room, perfect for trivia battles. The nearby kitchen is fully-stocked and offers plenty of space for the family chefs to prepare a delicious meal. The coffee bar boasts a drip coffee maker, and filters/sweeteners are provided. At the island, there are 3 barstools. Directly behind that there is a round wooden high-top table with 5 seats. Perfect place for a quick bite before heading outside for family fun!
The master bedroom is on the main level and has a queen size bed. There is a full bathroom that can be entered by the master bedroom or from the hallway. Upstairs, there are two additional bedrooms, each with a queen size bed. In the loft area separating these two bedrooms, there are 2 twin beds. There are 2 rollaway twin beds for additional sleeping options. All bedrooms and the loft have smart televisions for streaming your favorite shows. The family room television offers YouTube TV, so you can access local channels and sports. The loft is a perfect place for the kids to watch and relax away from the adults.
The patio is accessed using the glass doors in the kitchen. You can enjoy your coffee on the porch, listening to the gentle sounds of the river below. There is also a high- top dining table and chairs on the porch for an outdoor meal. Down the stairs from the main living area, is the basement with access to the yard and river. In the basement of the home is the epic game room, which includes a pool table, foosball table, Pop-a-Shot basketball game, and a poker table. There are also several outdoor game options like cornhole, bocce ball, spike ball, and yard pong. The kids will not be bored! Opening up the doors on a warm day is the perfect addition to a relaxing vacation. There is a new gas grill just outside of the basement and a few chairs.
There are 2 adult kayaks and 1 youth kayak available for use. The fire pit in the yard is the perfect way to end a busy day on the river - enjoy roasting marshmallow, telling your favorite campfire stories, and gazing up at the stars.

Additional Important Notes:
-Firewood may be added by reaching out to us more than a week in advance. You get two wrapped bundles and a firestarter for $25/night.
-There is enough parking at this home for 3-4 vehicles.
- All BRMR homes offer well stocked kitchens with all utensils needed to cook meals. There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two. We do not provide hair dryers. Towels and linens will be provided.
- Check in is after 4pm and Checkout is by 10am
- Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
- No smoking inside the home. No trace of smoking left outside the home.
- Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
- No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
- 4WD/AWD and/or chains recommended during winter (Nov-March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.

- Please not this property has one exterior security camera mounted on the right side of the house at the top of the steps which monitors the driveway only, no other cameras are present at the property.
-CANCELLATION POLICY: STRICT: Cancellations 60+ days prior to arrival receive a full refund minus the $50 cancellation fee. Cancellations within 60 days of arrival will not be refunded unless the dates are rebooked to another traveler.
