Enjoy the very best of “la dolce vita” in this spacious Tuscan villa, in the heart of Chianti.
Set on extensive, well-kept grounds, with a private swimming pool, this modern villa is ideal for a family holiday or group of friends. The property has 4 bedrooms over 2 floors and 3 bathrooms, and can sleep up to 10 people.
The ground floor has 2 open-plan sitting areas, with French windows leading out into the garden or the secluded courtyard. The main sitting room, complete with 2 sofas and even a piano, has a double-faced fireplace that also opens onto the dining room, with a large square table that seats 10 people.
The kitchen can be reached through a typical Tuscan archway. Its traditional wooden cupboards and terracotta tiled floors keep it cool in summer and cosy in winter. There are attractive double glass doors leading directly to the garden. It is fully equipped with everything guests will need. There is a cooker hob, oven, microwave, dishwasher, fridge, freezer, and drip coffee machine.
The second sitting room, which is next to the main living area, is full of light, thanks to windows on both sides. It has a satellite TV, 2 more sofas and a good library of books for guests to use. Through a large glass door, guests will find a charming cobbled courtyard, with a table and chairs for 4 people – an ideal breakfast spot!
The second sitting room links the main house with the loggia, where guests can play table tennis or table football. There is another coffee table set up for 4 people for guests to relax in the shade whilst looking out over the stunning view.
The comfortable, airy bedrooms are all on the first floor.
The fenced garden and fenced swimming pool make this property ideal for children. There are many different areas in the garden where guests can relax and dine al fresco, including a separate shaded pergola, just by the kitchen, with a large table and chairs for 12 people.
The large swimming pool, with a diving board, has multiple sun loungers and parasols for guests to relax. There are also two tables with chairs and parasols for guests who want to eat by the pool.
Sleeping
Bedroom 1: A sun-filled room, traditionally furnished with a wrought iron double bed, wardrobe and stunning views out over the valley.
Bedroom 2: This spacious bedroom has a large wooden double bed, plus a children’s cot. There is a large wooden wardrobe and drawers.
Bedroom 3: An airy double bedroom with a wooden double bed, dressing table and wardrobe.
Bedroom 4: The perfect children’s bedroom with 2 single beds and 1 bunk bed. There is a wardrobe and a chest of drawers.
Bathrooms
Bathroom 1: This modern tiled bathroom, with access from the landing, has a bath, basin, bidet and WC.
Bathroom 2: A brightly tiled bathroom with stunning views across the valley. This room is off the landing and consists of a shower, basin and WC.
Bathroom 3: The separate bathroom on the ground floor is equipped with a shower, basin, bidet and WC, as well as a washing machine.

Extra charges
Gas for heating if required between April 15th and November 1st, will need to be paid as per consumption at the property at GPL € 5/mc. Electricity also has to be paid on the spot, based on consumption, at € 0,35 kw/h. Plus, a Refundable Security Deposit of €300 must be paid in cash at the time of check-in.

Just 20 minutes from the beautiful city of Arezzo, in the heart of the Tuscan countryside, this villa is ideally placed to explore the picturesque hill towns and vineyards of the Val di Chiana.
Arezzo, known as the gold centre of Italy, is famous for its medieval architecture and beautiful main square, Piazza Grande, lined with some excellent cafés and restaurants. In addition to the many jewellery workshops, the city is home to a large antique market, which takes place on the first Sunday of each month. You can spend hours hunting for treasures amongst the stalls in the Piazza Grande.
For a more modern shopping experience, The Mall Firenze in Leccio (1 hour’s drive) is an Aladdin’s Cave of tempting designer outlet stores. Here you will find Fendi, Etro, Gucci and many more labels at reduced prices.
Given the villa’s large kitchen and outside BBQ, guests will definitely want to cook at home. There are many local markets, but the Logge del Grano in Piazzetta delle Logge del Grano, Arezzo (20 minutes drive) offers a cornucopia of fresh vegetables, fruit, meat, pasta and much more under one roof. There is a huge range of vineyards where you can tour the vines, sample the local wines, normally with a selection of salamis and cheese, and then stock up on wine to enjoy at home.
For something more active, there are many cycle routes throughout the area. And the Casentino National Park (2 hours drive) has many hikes through stunning forests and hills.
Florence’s international airport is a 1 hour 20-minute drive from the apartment and Perugia airport is 1 hour 25 minutes by car.
