Both living rooms include flat-screen TVs, perfect for movie nights or catching up on your favorite shows. ## KITCHEN & DINING The open-concept kitchen is fully equipped with granite countertops, full-size appliances, cookware, a coffee maker, and basic cooking essentials—everything needed to prepare meals for your group. The dining table seats four, with two additional bar stools at the kitchen island for seating up to six guests. ## BEDROOMS & BATHS The primary bedroom offers a cozy queen bed, flat-screen TV, and a nearby desk area that works well for remote work or quiet reading. The adjacent bathroom includes a walk-in shower. On the opposite side of the home, the second bedroom features another comfortable queen bed. The third bedroom includes a set of bunk beds, making it ideal for kids or additional guests. These bedrooms share a full bathroom with a tiled tub/shower combination and glass door. ## OUTDOOR AREAS Relax on the upper front deck while enjoying coastal views, fresh sea air, and the sounds of Aransas Bay. End the evening with a visit to Winery on the Bay, located just 9 minutes from the home. Rockport Beach is only 6 minutes away and features calm waters, beaches, and family-friendly attractions including the Texas Maritime Museum and Aquarium at Rockport Harbor. Please use caution when outdoors, supervise children closely, and drive carefully at night. All homes receive regular pest control service; however, this does not guarantee that insects or pests will never be present. No dog(s) are welcome in this home. No other animals are allowed without specific Property Manager approval. Parking notes: There is free parking available for 4 vehicles. Please note: this home resides in a noise-sensitive area and the owners participate in our Good Neighbor protection program. Our smart home technology will alert our team if excessive decibel or occupancy levels are detected, allowing us to reach out directly with a reminder of maximun occupancy and quiet hours.
