This beautifully appointed upstairs loft farmhouse space, located in a wonderfully convenient downtown Bridgewater location! Perfectly situated right on Main Street, within walking distance to numerous restaurants, shops, ice skating, movie theater, and all the wonderful amenities offered in this quaint little town.
This is an entire upstairs apartment that does require going up a flight of steps to get to once inside.
There is an office space below this space so please be mindful of noise during daytime hours.

There is plenty of parking for large SUVs or RVs.
We do allow pets ($25/night per pet which we will request separately) but ask that you please pick up after your pet around the rental.

Payment & Cancellation - 60 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 60 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 60 days before arrival: 100% refund.

- 1. Primary Tenant Requirements
- The primary guest must be at least 23 years old.
- By signing this agreement, you accept responsibility for the conduct of all individuals staying at or visiting the property.

- No open containers of alcohol on public streets.
- No fireworks of any kind.
- No open fires permitted on the property.
- No smoking or vaping inside the home.
- No loud, disruptive, or boisterous behavior, especially outdoors.

- 3. Parking Regulations
- Maximum of 5 vehicles allowed at the property.
- All vehicles must be parked in the designated driveway directly in front of the house.
- No parking on the roadside. All four tires must be off the pavement.
- Overflow parking is available in designated public areas of the resort.

- 4. Noise & Neighbor Courtesy
- Respect Massanutten’s residential nature — many homes nearby are occupied year-round.
- Outdoor quiet hours are 9 PM – 8 AM (weekdays) and 10 PM – 8 AM (weekends).
- No loud or inappropriate conduct on porches, in driveways, or in other public-facing areas.
- Noise complaints from neighbors or visits from law enforcement will be taken seriously.

- Pets are allowed only with prior approval and payment of a non-refundable pet fee.
- Pets must be under immediate supervision at all times and leashed when outside.
- No pets on furniture or beds.
- No pet may roam freely on common areas or other private properties.

- 6. Wildlife & Property Boundaries
- Do not feed, approach, or harass wildlife.
- Littering is strictly prohibited.
- Do not trespass on neighboring or private properties — this includes adjoining lots, trails, or land not included in the rental.
- No hunting or trapping of any wildlife is allowed.

- Guests are responsible for their own trash removal.
- Trash must be bagged and disposed of in the resort’s public dumpsters.
- If cleaning staff must remove trash, a $200 fee will be charged to the guest.

- 8. Hot Tub Use & Safety
- Children under 12 are not allowed in the hot tub without adult supervision.
- Use the hot tub at your own risk — health risks are inherent with hot tub use.
- Do not stand or sit on the hot tub cover — doing so will result in replacement charges.
- Always keep the cover on when not in use to maintain temperature.
- Never drain the hot tub. Contact the cleaning team with any issues.

- 9. Liability Waiver
- This is a privately owned home. The homeowner and property manager are not liable for any accidents, injuries, illnesses, or loss of personal belongings during your stay. By signing, you accept full responsibility for yourself and your guests and agree to use the property at your own risk.

- Any reservation obtained under false pretenses will result in cancellation without refund and denial of entry or removal from the property.
