Wonderful villa located in a panoramic position, on the top of a hill overlooking the Val di Merse, near Monteriggioni and Siena. Immersed in a large private park (1000 sqm) of oaks and holm oaks, the property boasts a well-kept garden with lawn, and a parking area for 4 cars.
A covered loggia extends the entire length of the villa, and you will find: a lounge area (with sofas and various seats), and a dining area (with a table for 14 people and barbecue).
Next to the loggia there is a beautiful hot tub, ideal for relaxing surrounded by nature.
On the back of the villa you will find another dining table for 8 people, and a wood-burning oven, excellent for preparing tasty pizzas with friends.
The outdoor spaces are embellished by a fantastic pool (9 x 5 m), open from May to September, and equipped with an outdoor shower, deck chairs and parasols.

Payment & Cancellation - 60 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 60 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 60 days before arrival: 100% refund.
House rules
- Pets are allowed on request.
- Included in the price: Electricity included up to 100 Kw per week; water; Internet Wifi; house, garden and pool maintenance.
- Excluded from the price: Electricity if more than 100 Kw per week (1.00€/Kw); gas according to consumption; final cleaning (350.00€); heating according to consumption during winter months; other extra services on request. Tourist tax if required (the amount usually varies, depending on location, from 0,50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).
- Security deposit: Customers are required to pay 900,00€ security deposit upon arrival (cash), which will be returned at the end of the stay upon any damages.
