WHERE YOU’LL SLEEP: * Master Bedroom - King with smart TV and Ensuite Bath (Upstairs) * 2nd Bedroom- King (Upstairs) * 3rd Bedroom - Bunk bed with Full on bottom, Twin on top - (Upstairs) * Living Room - Sleeper Sofa - main level LOCATION: The Forest Lakes community is 8 miles North of Bayfield, and 8 miles South of Lake Vallecito Recreation Area. Forest Lakes also has a playground and neighborhood lake for fishing - Lake Simpatico - with a walking trail around the lake. This home is approximately 20 miles from downtown Durango, 15 miles from Sky Ute Casino, and 50 miles from Pagosa Springs. There is plenty of dining, unique shops, and outdoor recreation in the surrounding area. PETS: This home is pet friendly! Dogs will be excited to explore their very own space in a fenced back yard. After a full day, they can cuddle with you on soft blankets or rest on a cozy dog bed. We allow up to 2 dogs. The pet fee is $40/day (for a max $250 per stay). Pets must be crated if they are left home alone. COOLING: Please note that, like most properties in the area, this home does not have AC, as it is uncommon for homes at this elevation. Temperatures inside the property are easily managed by using fans and opening the windows at night when temperatures drop into the 40s. There are pedestal fans in each bedroom and an evaporative cooler in the main king bedroom. GOOD TO KNOW: There is a ring camera at the front door entry only. During winter storm events 4WD is required. Book at least a week and a 10% discount is automatically applied (Excludes Christmas/New Years). Stay with us and we offer DISCOUNTS on both summer (white water rafting, horseback riding etc.) and winter (ski/snowboard rentals, sleigh rides, snowmobile tours etc.) activities. VRC CANCELLATION POLICY: If your arrival date is within 30 days of booking, payment in full is required at the time of booking. Cancellations or changes to stay dates, including changes that result in a shortened stay, are not permitted within 30 days of arrival, and any such changes will result in a penalty. Cancellations or changes that are made within thirty (30) days of the arrival date, forfeit the entire reservation amount while cancellations made more than thirty (30) days in advance of your arrival only forfeit the $300 payment made at the time of booking. For reservations that are at least thirty (30) nights, the cancellation policy above increases to sixty (60) days prior to the arrival date. We do offer travel insurance.
