External Description
Historic villa built in the early 17th century by the Pepi family, and it is located in the countryside of Rignano sull’Arno, just half an hour from Florence.
The property stands on a hill from which you can enjoy a splendid view of the Arno Valley.
Immersed in a well-kept garden with lawn, the villa boasts a large pool (12 x 5 m, depth from 1.2 to 3 m), open from 1st May to 30th October. The pool is surrounded by an enchanting orchard and is equipped with deck chairs and parasol.
Inside the garden you will find a family chapel, a dining area (with tables, chairs and barbecue) and some lounge areas (with benches, armchairs and hammocks for relaxing).
At guests’ disposal also a ping pong table and a private parking for 8-10 cars.

Payment and Cancellation - 60 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 60 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 60 days before arrival: 100% refund.
House Rules
- Pets are allowed on request.
- Included in the price: Utilities (water, gas, electricity); house, garden and pool maintenance; Internet Wifi.
- Excluded from the price: Final cleaning (500.00€); extra guest (15th person): 70.00€ per day. Tourist tax (the amount usually varies, depending on location, from €0,50 to €4.00 per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).
- Security deposit: Customers are required to pay 1.000,00€ security deposit upon arrival (cash), which will be returned at the end of the stay upon any damages.
