Getting Around:
This is located right off I-635 and I-75 just 3 miles from Galleria, North Park Mall, 10 min. Downtown Dallas and 20 minutes to DFW airport, close to TI and the Medical Center. Uber/Lyft ridesharing is also a low cost option to get around!
Other Things to Note:
Please ensure you are booking with your full legal name. Minimum age requirement of primary person booking should be 21 years old. No weapons or drugs allowed; zero tolerance means police will be called for violating this rule, and the contract will be immediately terminated.
Noise policy: Guests must agree to not disturb neighbors at all times during the stay. In addition, guests must agree to observe quiet hours from 10pm-8am each day. The home is proactively monitored with decibel sensors for compliance with this noise policy.
Security camera/recording device — exterior of the home/apartment only and records people coming in/out of the listing and safety.
House Rules:
1. Please checkout on time. Any guests that are 30 mins past the listed checkout time will be charged a $50 fee. If late 2 hours or more, you will be charged the full rate for another night (at the base rate, i.e. weekly/weekend without any discounts) *** this does not automatically give you an extra night. You must still officially book for another night on the platform.
2. NO SMOKING is allowed inside the property. If you are caught smoking you will be charged $250 per day of your booking.
3. PETS If you are bringing a pet, you must declare this when booking your reservation. Breed restrictions may apply. Pet fee per pet will apply with a maximum of $300 for long-term stays.
4. NO PARTIES are allowed. We use a noise monitoring device that detects noise levels inside the suite. We have a zero-tolerance policy and you will be asked to leave if any noise level beyond a normal conversation is detected. This community enforces quiet hours from 10 p.m. to 7 a.m.
5. Lost door keys or remote fob will be charged a $150 replacement fee.
6. All persons staying overnight for the duration of the reservation must be accounted for on your guest list.
7. If any violation of house rules are grounds for immediate termination of the reservation without refunds.
8. If you have a complaint about ANY aspect of the property/amenities upon addressing this complaint to the applicable rental platform or us, you are authorizing us to send someone to the property to solve the issue up to the standards that you require.
9. PACKAGES - We do not allow guests to order mail/packages to this location for privacy reasons. We are happy to provide a list of the closest dropbox locations (Amazon, UPS, etc.) for your convenience. Exceptions may apply for long-term stays (please inquire).
10. All guests will be required to verify identity prior to accessing the property and must have a working phone number to contact for emergencies. For LONG-TERM STAYS (28 days or longer), guests are required to complete a criminal background check for approval and a $500 trust and safety hold/charge which will be refunded 3-5 days after checkout.
RETALIATION CLAUSE - You agree that you are booking in ’good will’ with your host and that you will not attempt to damage your host’s business because you are unhappy with a ruling by the applicable rental platform or the Host in the event you experience anything dissatisfying with your stay or if you lose a resolution. You are waiving your right to a trial if you are sued by us. You agree to pay all court costs & legal expenses if you are sued by us.
