The well-equipped kitchen will allow you to stay home for meals and reminisce with loved ones over your favorite cuisine. Located on the southwest side of the lake, this home boasts unbeatable sunset views, a warming fireplace to cozy up beside with a cup of cocoa, board games, and all the modern conveniences such as free WiFi and a smart TV to stream favorite movies or share favorite memories on social media. THINGS TO KNOW Streaming services are available with guests’ own accounts. This home does not include access to the private beach area, which the neighbors own. Unit-Specific Terms. Certain jurisdictions, resorts, and specific homes require renters to agree to additional terms and conditions (“Unit-Specific Terms”). We will inform you during the reservation process of any Unit-Specific Terms that apply to rental of the Property. If any provision of Unit-Specific Terms differs from the Terms in this Agreement, the provision of the Unit-Specific Terms will control. Unit-Specific Terms. Maximum occupancy is 4, guests cannot ask permission to exceed the listed maximum occupancy per Town of South Bristol, NY short term rental ordinance, see Town of South Bristol, NY Chapter 141 SHORT-TERM RENTALS municiple code. - Maximum property occupancy is four (4) - Maximum on-site parking space is 1 (one) - No parties at anytime - Town of South Bristol Good Neighbor statement: (a) That the short-term rental is in a residential area in the Town of South Bristol and that tenants shall be courteous and respectful of the property and privacy rights of the residents of neighboring houses and properties; (b) A statement that tenants and guests must comply with the Noise Law of the Town of South Bristol as set forth in Chapter 113 of the Code of the Town of South Bristol; (c) All renters will be subject to New York Penal Law § 240.20 or any successor statute regarding disorderly conduct; (d) A statement that littering is illegal; (e) A statement that all fires must be attended; (f) A statement that there shall be no use of, or trespass upon, lands of neighboring houses or properties for any purpose at any time; (g) That the use of fireworks and firecrackers of any kind are prohibited on the rental unit property; and (h) That no recreational vehicles, travel trailers, tents, or other temporary shelters shall be used in conjunction with a short-term rental unit to house guests, tenants, or other individuals on the premises. This rental is located on floor 2. Parking notes: There is free parking available for 1 vehicle. Please note: this home resides in a noise-sensitive area and the owners participate in our Good Neighbor protection program. Our smart home technology will alert our team if excessive decibel or occupancy levels are detected, allowing us to reach out directly with a reminder of maximun occupancy and quiet hours. This technology is privacy compliant, and only monitors the presence of decibels and devices -not any personal conversation or information. Thank you for supporting our efforts to be good neighbors! Damage waiver: The total cost of your reservation for this Property includes a damage waiver fee which covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. More information can be found from the "Additional rules" on the checkout page. Due to local laws or HOA requirements, guests must be at least 21 years of age to book. Guests under 21 must be accompanied by a parent or legal guardian for the duration of the reservation.
