Villa Ceppeto is an Ancient Property in front of the typical village of Monte San Savino in a unique and panoramic position.
Since 2004 we have hosted our guests in the old barn who return to visit us very often.
A year ago we started the restoration of the Villa next to the old Barn and we have created two brand new and beautiful apartments.
The view and the panorama are incredible from any window and the walks among the 550 olive trees are unforgettable.
The finishes and the furnishings reflect the luxury and uniqueness of Villa Ceppeto.

Payment & Cancellation - 60 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 60 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 60 days before arrival: 100% refund.

- Parking: included in the price. Max. quantity: 2.
- Breakfast: 12 EUR per person per day. Max. quantity: 1. Applicable seasons: from 03-15 to 06-30, from 09-01 to 11-20.
- Accommodation Cancellation Insurance: 7% of the booking price.
- Crib: 5 EUR per person per day. Max. quantity: 2.
- Extra Beds: 10 EUR per person per day. Max. quantity: 2.
- Heating: 5 EUR per cubic metre. Applicable seasons: from 01-01 to 04-30, from 10-15 to 12-31.
- Pet: included in the price. Max. quantity: 2.
- Bed linen: included in the price.
- - Bed linen is changed every 7 days.
- - Towels are changed every 7 days.
- - The swimming pool is available from 06-01 to 10-01.
