The Space: The house is large yet cozy, suitable for a family, group of friends, or business travelers. It has all of the amenities necessary to enjoy your stay. 2 covered parking spots included! Interaction with Guests: I am always available via the message app, email, or through text :) The Neighborhood: Indianapolis, often shortened to Indy, is the state capital and most populous city of the U.S. state of Indiana and the seat of Marion County. Downtown living offers a mix of residential options: charming, historic neighborhoods with brick-paved streets and classic architecture as well as luxury condominiums, urban lofts and modern apartments. Getting Around: On nice days and evenings I prefer the easy 10-15 minute walk to the heart of the neighborhood. During inclement weather or if you just don’t feel like walking everything in the neighborhood or downtown Indianapolis is generally a $5-$8 Uber or Lyft ride. Other Things to Note: Security camera/recording device — Hallway in common area outside apartment; camera is turned on 24/7 (no audio) and records people coming in/out of the listing No smoking No pets No parties or events Late check out fee is at $75/hour There’s a $100 penalty fee for removing smoke detectors No weapons or firearms allowed of any sort. Violators will be reported to police and the contract will be immediately terminated. Although rare, accidental damage from guests does happen and traditionally this was managed via a security deposit by the guest or by the owner charging the guest for damages. This is highly unpleasant and puts a bitter taste in everyone’s mouth. With our “all-risk” protection, all accidental damage by the guest up to $1,500 is covered unless it’s specifically excluded such as, but not limited to, normal wear and tear, infestation, or prior damage. A $49 damage deposit waiver has been included in the cleaning fee for this incidental coverage ($60 value!). This applies for all reservations made on or after 1/1/2021. To abide by all legal requirements and HOA rules, you WILL be asked to provide a copy of your official government-issued photo ID, confirm your contact information, pass through our verification portal and, in some instances, complete a criminal background check. Failure to provide these documents will result in a cancellation and denied entry. Important note: The information is collected for verification only and is not stored or used for any other purposes. Please be advised that all guests will be asked to sign a rental usage agreement that governs the terms of the stay. By completing the reservation you agree to the following: - You agree to be bound by our rental terms and conditions. - You acknowledge that you will be required to provide a copy of a valid government-issued ID and matching credit card prior to check-in. - You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking. Minimum age requirement of primary person booking should be: 1. 22 years old for out of town guests 2. 25 years old for local guests No weapons or drugs allowed; zero tolerance means police will be called for violating this rule. Noise policy: Guests must agree to not disturb neighbors at all times during the stay. In addition, guests must agree to observe quiet hours from 10pm-7am each day. Long-term stays (30 days+): Long-term guests will be subject to a background search and credit check.
