For any questions about your home or stay, use the number or email provided in your pre-arrival communications with the property management company. This is the fastest way to make sure you get what you need.
If you do not have a reservation and would like additional information about a home, use the Contact Property Manager button on the website, located on the home being reviewed.
For any issues that arise that are related to appliances or matters of the home, you can reach out to the property management company using the contact details that provided in your pre-arrival communications or upon arrival at the home. The property manager will work with you to resolve any issues as soon as possible.
To retrieve your receipt/folio, you can use the My Trips feature on the homepage navigation bar. First, sign in and click on 'View Reservation' for the relevant My Trip tile. You can find the Receipt/Folio link at the bottom of the reservation details page. Additionally, you can also use the 'Lookup Reservation' feature on My Trips. Simply enter your reservation number and last name associated with the reservation to access the details page for your receipt/folio.
Homes & Villas by Marriott Bonvoy reservations cannot be located as part of your member’s account on Marriott.com or on the Marriott Bonvoy App as the platform sits on its own website

What is Homes & Villas by Marriott Bonvoy?
Homes & Villas by Marriott Bonvoy is a global home rental offering launched in 2019 by Marriott Bonvoy with a vision to bring Marriott’s 90+ years of hospitality expertise to the home rental market. With a focus only on the premium and luxury tier of rental homes, Marriott works with select property management companies to ensure that every home listed can be serviced at a standard expected of Marriott Bonvoy.
Guests who book with us have access to a unique collection of private homes, from beachfront bungalows, sprawling villas, grand chateaus, cozy cabins, ski chalets, and characterful townhouses, flats, apartments and penthouses. We have castles, too!
Every home is different. Some homes are owned by a frequent traveler or a family that is often away for weeks at a time and welcome guests to stay while they are gone. Others are second homes that are rarely occupied. Rest assured, homeowners’ personal items will be stored away and any storage areas will be marked for private use.

Marriott Bonvoy continuously reviews national, regional and market-specific property management companies and selects companies based on their expertise, compliance with local regulations and service standards for both homeowners and guests. They work directly with homeowners to verify that each home meets Marriott Bonvoy’s standards in quality, safety, design and service.
Booking a Home vs. Booking a Hotel
Many of our guests are accustomed to booking hotel rooms with any of Marriott’s 30 hotel brands. When booking a home through Homes & Villas by Marriott Bonvoy there are key differences to consider, such as varying cancellation policies and amenities. Rest assured that each home has been vetted for safety, security, design and condition, and will be sparkling clean in preparation for your arrival.

Homes & Villas by Marriott Bonvoy is a new offering, which means we do not have reviews from our guests at this time. As more of our guests experience these homes, we will be introducing reviews. Booking
Booking a Home on Homes & Villas
The majority of homes listed on our site can be booked instantly. In some instances, your reservation may be “inquire to book”, or a “non-instant book.” You can learn more about each of these types of bookings below.
*Non-instant Book: *Some of the homes listed on our site are “Non-instant book.” In these instances, you can submit a reservation and payment on our site, and the relevant property manager will confirm the booking with you within 24 hours.
Inquire to Book: Some homeowners would like the opportunity to accept a reservation even if they weren’t originally planning on opening specific dates for reservation. In this case, you’ll see a button on the home listing that says, “Contact Property Manager”. To submit a reservation request, you’ll be asked to enter your requested travel dates and details about your travel plans. The property management company will reach out to the homeowner on your behalf and come back to you with availability and pricing for your stay dates.
For bookings made with a credit card, you must book at least two (2) days in advance of your desired check in date. For bookings made with points, you must book at least three (3) days in advance of your desired check in date.
On some listings, you will see the option to “Contact Property Manager” about a home. In this instance, we will put you in touch with the relevant property management company, and they can answer any questions you may have about the home or your stay.
If a home does not have an “Contact Property Manager” button, please email us to be connected to the relevant property management company.
Marriott Bonvoy curates homes for guests to book on our Homes & Villas by Marriott Bonvoy platform. Marriott has partners who support the technical site and payments processing and works with property management companies who professionally manage home rentals on behalf of individual homeowners.
This functionality is not currently available. All bookings must be completed on our site since partial or full payment is required at time of booking. Marriott Bonvoy members must book through our site to ensure they receive loyalty benefits.
Travel Agent commission rates are currently not available.
Government and military rates are currently not available.

Preparing For Your Trip
Government Travel Restrictions and Advisories: In advance of your stay and for your awareness, please review the relevant government travel restrictions, quarantine requirements and advisories. Also, you can reach out to the property management company managing your home for more guidance.
Some destinations have temporary policies in place prohibiting short-term home rentals and so you may notice calendars not showing availability on some dates.
In some instances, availability may show despite local market restrictions being in place. This is usually because home rentals can take place for certain categories of guests such as critical workers or essential travelers.

We have partnered with in-house and outside experts in hygiene and infection prevention, and vacation home rental operations, and alongside our Marriott Cleanliness Council, Homes & Villas by Marriott Bonvoy is elevating our cleaning and safety standards, guided by our 93 years of expertise in hospitality. We will actively monitor and evolve our solutions to ensure a continued focus on the health and safety of our guests and partners.

Although Homes & Villas by Marriott Bonvoy boasts a diverse offering of unique properties, we believe certain fundamentals are necessary for your comfort and convenience. Every home listed on our site is guaranteed to include:

- High-speed Wi-Fi
- Television
- Kitchen essentials (cookware, utensils, microwave)
- In-unit washer
- Premium linens and towels
- Bathroom amenities (toilet paper, shampoo, conditioner, soap start-up kit)
- Hair dryer
- Smoke detectors and carbon monoxide detectors where fuel-burning appliances are present
- Professional cleaning pre- and post- stay

For any changes to your travel plans, please contact the relevant property management company. They will work directly with you to accommodate your requests to the best of their abilities.

If you would like to request a copy of your final charges, contact us. Please include the reservation confirmation number (begins with the letter M or H) and the name the reservation was made under in your email.
House rules are different for each home but often cover quiet hours for specific neighborhoods, what can and cannot be accessed during your stay, and other nuances about the home. These rules will be communicated to you prior to arrival by the property management company that looks after the home. A copy of the rules will also be available in the home.
Professional housekeepers do a full service clean of every home before a new guest arrives. This includes making the bed with fresh linens and providing new bathroom amenities. At some luxury properties, housekeeping is provided throughout the stay; this will be detailed on the home listing. In some instances, mid-stay housekeeping is available for an extra fee, and can be purchased during home booking or requested during your stay through the contact details that were provided to you over email or during check-in.
For any special requests, please check with the relevant property management company using the contact details that were provided to you over email or during check-in.
We ask that you take care of the homes as if they were yours, but we know that sometimes, things can happen. If any damages occur during a stay, please report them to the property management company using the contact details provided in-home. The management company will also assess each home following every stay and will work with you to resolve any issues.
Payments, Pricing & Reservation Requirements
Major credit cards and Marriott Bonvoy points are the current acceptable method of payments.
Marriott Bonvoy Free Night Certificates or gift cards are not accepted.
Important: The Cash & Points Payment at Homes & Villas by Marriott Bonvoy (“Cash & Points Payment at HVMI”) varies from what you may experience booking using Cash + Points Awards for Marriott Bonvoy participating hotels on Marriott.com. Please read below to understand the Cash & Points Payment at HVMI.
Note: Marriott Bonvoy Members using the Cash & Points Payment at HVMI will earn Marriott Bonvoy Points on the cash portion, excluding booking fees, taxes, cleaning fees and extra add-ons during stay, of their payment once the stay has been completed. Members are also eligible to earn Elite Night Credit when using Cash & Points Payment at HVMI.
Marriott Bonvoy® Members have the flexibility to combine cash and Marriott Bonvoy® Points to make a reservation on homesandvillasbymarriott.com using the following steps:
- Ensure that you are signed into your Marriott Bonvoy Member Account on homesandvillasbymarriott.com.
- Enter the desired destination and dates in the search bar. Select an available home that you would like to book.
- Once you are on the individual home listing page, you will see the nightly rate, taxes, and fees associated with your selected dates in the rate card. Select Cash & Points under ‘How To Pay’.
- Use the two fields for # of Points and Cash Total to decide on the combination of Cash & Points that you would like to use as payment for your stay. There are no fixed amounts of either cash or Points that you must use, although at least 1,000 Points must be used for the Cash & Points payment option. Reminder: You cannot use more Points than you currently hold in your Marriott Bonvoy Member Account.
- Click Pay With Cash & Points and you will be taken to the next page to review your home details and prepare to book the home.
Note: For guests paying with Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation.
At this time Marriott Gift Cards and Marriott Bonvoy Free Night Awards are not accepted when booking through Homes & Villas by Marriott Bonvoy and cannot be used for payment in any booking, including those using the Cash & Points Payment at HVMI.
Cash & Points Payment at HVMI is subject to modification, cancellation or limitation at any time without notice at the discretion of the Loyalty Program.
Can I change my method of payment after booking?No, this functionality is not currently available. Please be sure to use a form of payment to secure your reservation that will be valid until after you complete your stay.
If you book with a credit card and we are not able to collect your second deposit for your stay, you will be emailed a link to submit payment within 72 hours. If payment is not received within 72 hours, your reservation will be cancelled.
Can I pay for the entire cost of my home reservation in one payment or before second half is due?
This is dependent on the home’s payment & cancellation policy. Please review those policies in the Reservations & Cancellation section below and be sure to check the individual property listing to see which applies to your home.
How do I pay for additional services i.e. pet fee, cart passes, pool fees?
Should you request any services or add-ons that require ancillary fees or charges, these charges will be handled by the property management company after your reservation has been confirmed.
Our site currently only allows for online payment.
You will either be charged the full amount when you book or have the amount split into two payments depending upon the payment and cancellation policy of your selected home.
14 / 30 / 60-day cancellation homes:
- For reservations made outside of the cancellation window, (e.g. more than 30 days out for a 30-day cancellation policy home), you will be charged 50% of the total amount at time of booking.
- The remaining 50% will be charged at either 14, 30 or 60 days prior to your arrival date, depending on which policy your home follows.
- For reservations made inside the cancellation window, (e.g. less than 30 days out for a 30-day cancellation policy home) you will be charged 100% at the time of booking.
Note: For guests paying with Points or Cash & Points: 100% of payment will be deducted at time of reservation.
90-day cancellation homes:
- For reservations made more than 90 days prior to arrival, you will be charged 50% of the total amount at time of booking. This is non-refundable.
- The remaining 50% will be charged 90 days prior to your arrival.
- For reservations made 90 days or less prior to arrival, you will be charged 100% at time of booking. This is non-refundable.
Note: For guests paying with Points or Cash & Points: 100% of payment will be deducted at time of reservation.

In some instances, a security deposit may be required to ensure proper care of the home and, if so, this will be noted in the “House Rules” section of the home listing. In these cases, the property management company who looks after the home will reach out to you via email after booking to collect the appropriate security deposit amount. They will also be responsible for returning the security deposit to you following check-out, assuming the home is in the appropriate condition.
Based on your home’s location, your property management company may offer add-on services such as grocery pre-stock, additional housekeeping, etc. that can be charged separately after booking.
In some cities, the government requires additional taxes based upon the number of occupants staying in the property. In some cases, this tax is collected at the time of arrival, which will be indicated on the home’s description page.
Some homes require a Security Deposit. If the home you are renting requires a Security Deposit, it will be collected either at the time of booking or by the property management company after the reservation is confirmed.
If the Security Deposit is collected at the time of booking, it will be itemized separately along with the nightly rate, fees, and taxes during the booking process. A Security Deposit collected at time of booking will be automatically refunded 7 days after departure if there are no claims of damages.
If the Security Deposit is collected by the property management company after the reservation is confirmed, the property management company will be responsible for returning the security deposit to you following check-out, assuming the home is in the appropriate condition. Specifics on the Security Deposit collected by the property management company are detailed in the property description page of the home.
Some homeowners require a rental agreement if the home has unique features that require special care or access. In these instances, the property management company that professionally manages the home rental will send the agreement via email after you complete your booking. Please review these agreements carefully for special provisions, including language requiring that the agreement be returned within a specific timeframe in order to maintain your reservation.
Some property management companies may require a liability waiver if a home rental offers recreational amenities or features such as kayaks, pools, golf carts etc.
Yes, all fees and charges collected will be inclusive of VAT.
Paying with Marriott Bonvoy Points
Yes! Marriott Bonvoy members are able to redeem points for home rentals.
To book a stay using Points, please sign into the Homes & Villas by Marriott Bonvoy website with your Marriott Bonvoy Account login information. If your Marriott Bonvoy Membership Account has sufficient Points available to secure the booking, the “Use Points” option will be available. If the total value of the stay is higher than the current Points balance in your Marriott Bonvoy Membership Account, the “Use Points” option will not be available. However, you may be able to use a combination of Cash & Points for payment if you have a positive Points balance in your Marriott Bonvoy Membership Account. If you declined the travel insurance offer while booking your Stay, you can still protect your trip online or call Allianz Global Assistance at 1 (888) 897-2661.
Allianz Travel Insurance plans can protect you from losses due to a pre-existing medical condition if you meet the following requirements:
- Travel insurance is purchased within 14 days of booking your Stay.
- You are a U.S. resident when the insurance is purchased
- You are medically able to travel when the insurance was purchased.
If you do not meet all of these requirements, you can still purchase insurance. But you will not be protected from any loss due to a pre-existing medical condition.

Reservations And Cancellations
Use the Lookup Reservation function on our homepage to find your reservation number. You will need your reservation number, check-in date and the last name and email associated with the reservation.
Homes & Villas by Marriott Bonvoy reservations cannot be located as part of your member’s account on Marriott.com or on the Marriott Bonvoy App as the platform sits on its own website
Reservations can be canceled on the Homes & Villas website using the Lookup Reservation function.
Please use the Reservation Confirmation number that begins with the letter ‘M or H’ followed by a series of numbers, and prior to cancelling, please carefully review the cancellation policy for your reservation. If you have any trouble, please contact the relevant property management company introduced to you at the time of booking to assist in processing your cancellation.
At this time, we are not able to show Homes & Villas by Marriott Bonvoy bookings in the Marriott Bonvoy app or Marriott Bonvoy Account. We award points earned and deduct points for redemptions using an offline process. If you have a question about your points earned or redeemed with us, please contact us.
The cancellation policy for each home rental is displayed on the listing page and will also be included in your reservation confirmation email. You should determine which of the following cancellation policies applies to your reservation.
Homes & Villas by Marriott Bonvoy cancellation policies are very different than hotel cancellation policies and must be reviewed carefully as part of the booking process.
Refunds are not granted if requested past the established cancellation window.
Existing Marriott Bonvoy Elite member benefits such as same day cancellation do not apply to Homes & Villas by Marriott Bonvoy reservations.

At this time you cannot modify dates of your reservation once booked.
If the last day to cancel the reservation has not passed and the cancellation policy for the home booked is not a 90-day policy:
- Cancel the current reservation and rebook for the new date. Please note that rates are dynamic, and we are unable to guarantee the same rates as originally booked. Availability can also change as homes are also available on other short-term rental websites. After canceling the reservation, you may contact the property management company to request for the home to be released back into the system to expedite the process. Please be advised that there will be a delay from the moment the home is once again available on the Homes & Villas by Marriott Bonvoy website.
In the unlikely event that they need to change your reservation, they will find an alternative accommodation that you are happy with or provide a full refund.
Marriott Bonvoy Benefits
You can earn Marriott Bonvoy Points for completing a stay at a home booked through Homes & Villas by Marriott Bonvoy. You must sign up or already be a member and add your Membership Account Number at time of booking.
Please note your Membership Account Number and the email address that your Account is registered under must be entered correctly at time of booking. The name used in your reservation must match the name used in your Marriott Bonvoy Membership Account.
The same home may be listed on multiple websites, but in order to earn Marriott Bonvoy Points, you must have completed a stay that you booked with your Membership Account Number through Homes & Villas by Marriott Bonvoy.
When paying for a reservation through Homes & Villas by Marriott Bonvoy using Cash & Points, Marriott Bonvoy Members will earn Marriott Bonvoy Points on the cash portion of their payment once the stay has been completed.
Earning Points is subject to the Loyalty Program terms and conditions in addition to the terms and conditions for Homes & Villas by Marriott Bonvoy. Please consult the Loyalty Program Terms & Conditions for more information about earning Points.
Points will be awarded based on the same criteria as Marriott’s long stay hotel brands at a value of 5 points earned per qualifying $1 USD spent, excluding booking fees, taxes, cleaning fees and extra add-ons during stay. A member may earn points for up to 3 homes in the same city with the same check-in and checkout dates, provided they stay in 1 home and pay for all 3.
Elite Point bonuses, based on Elite tier, will be awarded in accordance with the Loyalty Program Terms & Conditions, though point promotions may apply. These values are subject to change.
- Member: Base 5 points per eligible dollar only, no elite bonus applied
- Silver Elite: Base 5 points per eligible dollar plus 10% bonus
- Gold Elite: Base 5 points per eligible dollar plus 25% bonus
- Platinum Elite: Base 5 points per eligible dollar plus 50% bonus
- Titanium Elite: Base 5 points per eligible dollar plus 75% bonus
- Ambassador: Base 5 points per eligible dollar plus 75% bonus
Eligible members receive additional points as Elite Welcome Gift:
- Ambassador Elite, Titanium Elite, Platinum Elite: 1000 points

Marriott Co-Branded Credit Card spend bonus points will be posted in your Marriott Bonvoy account at the same time as earned points/nights.
No other person except the Marriott Bonvoy member who booked may earn points/miles on Qualifying Charges and Elite Night Credit on Qualifying Nights for his/her membership account. Points/miles and Elite Night Credits for a home shared by two (2) or more members will only be awarded to the one (1) member who made the booking.
For each night that is stayed with Homes & Villas by Marriott Bonvoy, members will earn 1 Elite Night Credit toward their account based on the same criteria as Marriott’s long stay hotel brands.
- Promotional nights count toward annual elite status
- Promotional nights do not count toward lifetime status
- Homes & Villas by Marriott Bonvoy Elite Night Credits are posted as Bonus Nights/Promotional, on the Marriott Bonvoy account.
Please note that Homes & Villas by Marriott Bonvoy has limited participation in the Loyalty Program as outlined in our Terms of Service. Members who book through the Homes & Villas by Marriott Bonvoy website are subject in all respects to the Loyalty Program Rules and the Homes & Villas by Marriott Bonvoy Terms of Service.

Homes & Villas by Marriott Bonvoy Elite Night Credits are posted as Bonus Nights/Promotional, on the Marriott Bonvoy account.
