Payment & Cancellation - 60 Day Policy

Grace Period:

  • Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.

Payment Policy:

  • 60 days or less prior to arrival: Guests pay 100% at time of reservation.
  • More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
  • For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.

Cancellation Policy:

  • 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
  • More than 60 days before arrival: 100% refund.

House rules

  • CHECK IN AND CHECK OUT. Check in is at 4 pm and check out is at 10 am. Any early check ins or late check outs - IF AVAILABLE- will be subject to fees depending on the time requested. Late check outs must be requested PRIOR to check in. We will be able to confirm this a few days prior to your arrival.
  • BBQ GRILLS. Your vacation rentals has either a propane or charcoal grill. We do not provide propane. We will ensure there is a propane tank at the property which you can fill up at most gas stations in the area. If its a condo or a townhome please check with our office to see if there are community grills.
  • ANIMALS. No animals are permitted unless Tenant has written permission from Property Manager. If Tenant is granted permission to bring a dog there will be a $150 non-refundable pet fee + tax in addition to a walkthrough prior to departure. Pets ARE NOT allowed on the furniture or on the beds. Please make sure to clean up and dispose of any pet waste. Any damages from an approved pet will be charged to the tenants credit card. In the event that a pet is found on the Premises without the prior notification and consent of Property Manager, Tenant shall be in violation of this Agreement and will be charged accordingly and Property Manager retains the right to sue Tenant for damage to the Premises. Bringing an Unauthorized pet will result in a $395 sanitization fee and the pet will need to be removed from the premises immediately NOISE ORDINANCE. There is a 10:00 pm noise ordinance enforced by the city and must be complied with. If Tenant or his party violates any of the house rules or ordinances Property Manager will promptly notify Tenant of the violation and give Tenant a reasonable period within to cure violation. If Tenant fails to cure violation, Tenant is subject to eviction from the property at Beach Time Rental’s discretion. If the police are called due to noise violation, Tenants reservation may be cancelled with no refund.
  • POOL HEATERS. Pool can be heated between Oct - April Pool heat is an extra charge and must be purchased for the entire duration of your stay, the cost is $35 per day at 85 degrees. If you wish to pay for pool heating please contact the billing department to set up payment. All pool heaters can take up to 24 hours to heat from the time when turned on. Pool heaters have electrical/mechanical components, and these components can sometimes malfunction. Property Manager, its Vendors, and the Owner cannot be held responsible if for reasons beyond their control, heating cannot be restored promptly. Please inform us as soon as possible if the pool heater is not working properly. Property Manager will do everything in its power to rectify any problems with malfunctioning equipment as quickly as possible. Pool temperature is set by Manager (at 85 degrees) and regularly checked by a sensor. Use of a higher temperature will result in a heating surcharge as Excess Cost and will be billed to your credit card. Some of our pools have pool covers, the pool cover must be on the pool if no one is swimming. This cover will keep the pool heated. If outside temperature is 55 degrees or lower, we recommend NOT to pay to heat the pool.
  • CLEANING. After maintenance finishes prepping the rental property for check in, a cleaning crew is assigned to prepare the Premises for check in. All of our properties are professionally cleaned before you arrive and after you leave. We expect to have the Premises in excellent condition when you arrive and would appreciate your assistance in leaving the unit in a reasonable condition upon your departure. Upon arrival in the event Tenant finds a cleaning failure please report it to the office within 90 minutes of check in so that we can remedy any matters, we will send our cleaning crew. However; no refunds will be made after we send our cleaning crew. Property Manager will make every effort to satisfy the requirements of each Tenant. If we have not heard from you within four hours of check-in, we will assume that you are satisfied with the cleanliness of the home. At check out: Any excessive cleaning needed at check out will be charged on the card on file.
  • OCCUPANCY. Tenant takes full responsibility to ensure that no more than the contracted number of individuals are on or in said premises at one time. For your unit that is no more than 16 guests. Parties with additional guests are expressly forbidden unless arrangements are made with Property Manager in advance and in writing. Fire Marshall rules and city code do not allow over capacity and will issue a fine for this.
  • PARKING. Please keep in mind the Premises only allows 3 cars to be parked on the driveway at all times. We will not be able to assist with additional parking. Please do not park on the grass. No Rvs, boats or motor homes are allowed to be parked at the property per the city ordinance. Please be sure to print your parking pass.
  • SMOKING. All properties are Non-Smoking. The Premises are being strictly rented as a non- smoking property. The Tenant hereby agrees not to allow anyone to smoke inside the Premises during the rental period at any time. The Tenant hereby understands and agrees that if smoking is detected in the Premises, the Tenant will be charged $1000 for professional cleaning and/or deodorizing to remove smoke odor. The property protection fee will not cover smoking inside any unit and Tenant will be completely responsible for professional cleaning and/or deodorizing to remove smoke.
  • TRASH. Tenant is responsible for taking the trash bins out on the days listed. If there is a trash chute or a dumspter then tenant must remove their own trash by dumping it down the chute or at the dumpster. Excessive trash left on the property will be subject to a removal fee.
  • SECURITY CAMERAS. In accordance with SEC. 934.03, FS., and all other applicable regulations, be advised that this premises are under video surveillance and recording for solely safety and security purposes. The security cameras are located on the exterior of the property only. EVENTS. There are no special events allowed in the premises. Special events include weddings, parties, large gatherings exceeding the contracted number of people. Tenant will be evicted if there is an event held on premises.
  • TOILETRIES: We will start you with a starter kit of toiletries. 3 rolls of toilet paper in each bathroom, 2 rolls of paper towels in the kitchen, a few trash bags, dish sponge, a few tablets of dishwasher detergent, dish soap and hand soap. Please keep in mind we do not supply condiments, oil, paper products, salt or pepper.
  • MAINTENANCE AND DAMAGE. please report any issues right away, we strive for an excellent guest experience and want to make sure everything is as expected or better. We would like to have an opportunity to correct any issues in a timely manner.
  • AGE REQUIREMENTS. We will not rent to vacationing students, spring breakers or singles under 25 years of age. The majority of the group must be over the age of 25, unless its a family. Any reservation made under false pretenses will be subject to eviction and forfeiture of advance payment of rent and deposits.
  • AC USE: The temperature on the AC UNIT should be set on 70-75 degrees and on the AUTO/COOL. To ensure the unit runs smoothly please ensure all windows and doors are shut. If you wish to turn the temperature lower than 75 degrees please do so 2 degrees every hour, please allow time for the unit to catch up, then turn it another 2 degrees until it reaches the desired temperature. The lowest the unit will go is 70-72 before it freezes up.
  • Owner Spaces: Please note that the property includes storage spaces designated for the owner's use. These spaces are securely locked and are not to be accessed or opened by anyone. Spaces will vary in size depending on the storage needs of the owner.
