Main building sleeps 14 on the ground floor there is a large internal courtyard where it’s possible to eat outside, a dining room, a large living room with a fireplace, billiard table and CD player, a room with satellite TV, a large, fully equipped kitchen with a fireplace, oven, a fridge with an ice dispenser, a freezer and dishwasher, a toilet, a cellar in the basement. On the first floor there is large living room with a fireplace, computer, printer and fax, a double bedroom with en suite bathroom with bath, a double bedroom and en suite bathroom with shower and Turkish bath, a large double suite with a studio, dressing room and en suit bathroom with a hydro-massage bath, a double bedroom, a bathroom with bath, a double bedroom, two double bedrooms with a shared en suite bathroom with bath, a winter room with a fireplace.
Dependance sleeps 4 with living room, kitchen, two double bedrooms with en suite bathroom with shower.
Amenities
Swimming pool (15 x 7.5mt), pizza oven, tennis court with a red-clay surface, five-a-side football pitch, bowls, gym and sauna 50mt away from the villa, parking, stereo in every room, internet connection, laundry. Next to the swimming pool there is a recently restored building with a kitchen, barbecue, a bathroom with shower and a stereo. Each bedroom has the air conditioning.

The 35 hectare estate around the house produces olive oil and breeds cinta senese pigs.
N.B. there is a very competent and helpful housekeeper who lives in a room on the ground floor.
It is possible to rent the villa for a lower number of people, 14. Price upon request.
Prices include consumption of water, gas, electricity (up to 300 kw), final cleaning, initial supply of linen for rooms and bathrooms (change of linen every 2/3 days), cleaning 4 hours in the morning, welcome dinner on arrival and consumption of air conditioning.
The price does not include the consumption of electricity over 300 kw, the heating of the pool (€ 60 per day).
On request: breakfast, lunch, dinner and cooking class.
Upon arrival, customers will have to provide a security deposit of € 500.00 which will be returned to them at the end of the stay minus the cost of any damages incurred.
