This New Braunfels Home offers plenty of space! 5 Bedrooms, 3 & 1/2 bathrooms, on an acre of land between the 3rd & 4th crossing on the Guadalupe river. It has an outside shower cabana and a rec room that sports a big screen TV and a Foosball table. Cook a great meal in the newly updated kitchen with granite counter tops, new back splash, stove, dishwasher and microwave! The dining table has seating for 8 and there are 6 chairs at the breakfast bar. There are also 6 padded folding chairs. The rec room also has 4 sets of bunk beds, 4 sets of twin over full bunks beds which can accommodating 12 guests. There are 4 bedrooms upstairs; 3 with a Queen size bed and 1 with a King size bed. There is also a second living room upstairs with a smart TV and a futon that will sleep 2 guests. There are 2 full bathrooms upstairs and a half bathroom downstairs. The third restroom is the outside shower cabana which is newly built! High quality linens are provided for beds and bathrooms. All bedrooms have private access doors to wrap around decks, with view of the large shaded yard with beautiful pecan trees, and great view of the Guadalupe river. The upper deck also has two benches and a swing. The living room and the rec room have Cable TV and there is Wi-Fi. Enjoy sitting down by the river in the brand new pavilion where the owner has placed a very high end fire pit (fire wood not provided) for your enjoyment as well as a propane grill! Jump in the wonderful Guadalupe with your direct river access! There are also 1 kayak and 2 canoes for your use! There are no life jackets provided, so be sure to bring a couple with you. The closest tube outfitter to the home is Little Ponderosa Outfitters which is just .4 miles away! Head on up to the Horseshoe and float right to your own backyard! 12 miles down river road to the historic Gruene Hall, and many restaurants, 3 miles up river to Canyon Lake. Sattler is the closest town at 2.5 miles away, with a grocery store that stocks everything from a sandwich to an inner tube. There are many breakfast and BBQ places in the area as well! Guests must be 25 years of age or older to make a reservation and must be staying at the property. No pets allowed. This home has a maximum occupancy of 22 guests. This maximum occupancy is not to be exceeded at any time. No daytime guests allowed. You can park up to 10 vehicles at this property. To comply with city and county short-term rental permit restrictions, the outdoor areas of this home are monitored by video camera. This property includes accidental damage insurance up to $1500.
