We charge a pool heating fee of $75 per day. - The hot tub can only be on for a maximum of 2 hours and can only be turned on 3 times a day. - The pool heat must not exceed 87 degrees and hot tub not to exceed 101. - Please advise us at least 1 day in advance if you would like to access the pool heat. The hot tub heating is at no additional charge. Please reach out to us if you want to use it. - Please note that the pool heater may struggle to maintain temperature if it’s below 45°F. If the temperature drops below 35°F, we will be unable to turn the heater on, as it cannot function effectively. - Please do not bring the umbrella up to the deck area by the table it is to stay down by the loungers and egg chair. - For health, safety, and maintenance reasons, pets are strictly prohibited from entering the pool. A $500 fine will be charged if this rule is violated. - Please allow 3–5 hours after pool servicing before swimming. This ensures the water is safe and properly balanced for you and your guests. Lake and Boat Dock Rules: - No Lifeguard on duty. Swim at your own risk. - Supervise children at all times. - No glass allowed in the lake and boat dock areas. Fees will apply if glass is found. - Please note that life jackets are not provided. We encourage guests to bring their own. - The walkway to the boat dock is very steep and rocky - at points, the path is unclear. You can schedule a time slot with the marina to launch your boat. HVAC Rules: - Please do not set the home’s thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us. Trash Rules: - Please place all trash in the designated trash bins. (Kindly ensure no bags are placed in the compost or recycling bins - fees may apply) Please note that this is a rural property out in the Texas Hill Country, where it’s common to encounter wildlife such as birds, reptiles, deer, and other local fauna. Rural areas like ours may have limited or different services compared to urban settings, including cell phone and delivery services, so we recommend enabling ‘WiFi calling’ on your device. As you may know, Texas is home to plenty of bugs, especially during cricket season. You may notice a few more of them around September and they’re completely harmless, though we understand they can be a bit pesky. Rest assured, we take proactive measures to manage them, and it shouldn’t pose a problem during your stay. To help keep them outside, please keep all windows and doors closed, especially in the evenings. If you happen to notice any inside, feel free to use the bug spray provided under the sink.

This property is gated so privacy and safety are of the highest priority. Our circular driveway will make ingress and egress easier. You will receive a unique door code for your stay that enters directly into the hallway of the bedrooms. Upon entering, you can hang your coats or bags in the foyer. The home has been completely renovated with new flooring, light fixtures, quartz counters, recessed farm sink, ultraviolet water filtration systems, and much more. Standard occupancy is 8, but we can sleep in comfortable beds up to 12 people with 1 king, 2 queens, 2 full-size, and 2 single bunk beds. Our living area is wide open to our remodeled kitchen and is adorned with a wall of windows to allow in natural sunlight. The kitchen is spacious and grand. Each room has unique decor and the bathrooms and storage are very accommodating. As nice as the interior is, you will want to spend time outside at this lakeside gem. There are 7 acres of Texas hill country, although for safety reasons part of the property is fenced off for your protection. It is 3-5 minute walk down to the boat dock and as low as the lake has been, there is the potential that the boat dock is unusable. We try to update when that is the case but feel free to check with our team prior to booking or your stay for the latest information. The deck has enough dining seating to accommodate 14 people and there is both a hot tub and a swim spa on the deck as well. We adorn the outside with string lights but it is just as enjoyable to turn them down or off with the dimmer so that you can see the wide open Texas sky too! You can bring your dog with you (Pet fees apply) and we have a built in doggy door to a part of the yard that is only usable by Fido! How cool is that? Want to rent a boat or some jet skis?
