The kitchen is the heart of the home: granite countertops, a large center island with barstools, and everything you need to cook a full meal or set up an impressive spread for the group. Sleeping arrangements are set up for a mix of guests: Bedroom 1 — King bed Bedroom 2 — King bed Bedroom 3 — Queen bed Bedroom 4 — Two bunk beds (perfect for kids or younger guests) Step outside to the covered back deck with a full dining setup and lounge seating — your spot for morning coffee and evening wine. Before You Arrive — Required Steps To complete your reservation, all guests are required to sign a rental agreement and complete ID verification prior to arrival. These steps will be sent to you via email after booking and must be completed before check-in instructions are released. Security Hold & Damage Waiver In lieu of a traditional security deposit, a temporary security hold of $999 will be placed on your credit card at check-in. This is a pending transaction only — not a charge — and is released after checkout provided the home is left in good condition. As an alternative, you may opt into a non-refundable damage waiver provided by a third-party insurance company for $49. The damage waiver covers accidental damage during your stay and is available for purchase after booking. Damage waiver purchases are optional. Supplies & Amenities We provide a two-day starter supply of essentials: dish soap, paper towels, toilet paper, bath soap, shampoo, conditioner, and hand lotion. For longer stays, plan to pick up additional supplies locally. WiFi is available throughout the home; if you use streaming services, make sure you’re logged into your own accounts. Outdoor & Property Use The firepit is available for use — please check the current county burn ban status before lighting it, as Texas drought conditions occasionally restrict outdoor burning.
