The land is native to a family of 12 deer that roam the property often and encouraged to eat from our nearby deer feeder (see pictures of the deer family). In the garage, we have a one-on-one ping pong table, corn hole bean bag toss, ring toss, and bocce ball set. So much to do on the property with 5-levels of decks in the back yard, heated pool, and surrounded by so much beautiful wooded open space. Fees may apply. - Unauthorized events or parties are not allowed. - A period of quiet hours spans from 10 pm to 7 am. - The pool, grill, and firepit are unavailable for use during the listed quiet hours. - Enjoy the grill on the back pool patio during your stay, but please clean after each use. - Please maintain cleanliness and exhibit courtesy towards fellow facility users as there are shared spaces onsite. - There are cameras throughout the complex for your safety. There will be fines if you tamper with them. - We kindly ask that all furniture and equipment be placed back in its original placement or storage. - Additional fees may be incurred if personal items are left behind. - Please close the doors and windows as much as possible to prevent insects from coming in. Pet Policy: - 2 pets are allowed with prior approval and a $100 fee per pet per stay. Please clean up after your pet. If you rent multiple units, an additional fee will be added to the other units should the pet(s) enter them as well. Parking Rules: - Units 1-4 each come with a garage parking spot Fire and Safety Precautions: - Smoking is not allowed in the premises. Fees may apply. - Fireworks are not allowed. - Before starting any fires, please verify that there is no burn ban in effect in Burnet County. Igniting a fire during a burn ban will incur a $500 fine and the cost of any damages. - Ensure you bring your own firewood for the firepit and wood pellets for the wood pellet grill. Please extinguish all fires after use. -For safety reasons, lighting candles are not allowed inside the property. We kindly ask to please refrain from using any candles indoors to ensure the safety of all guests and the property. Pool and Hot Tub Rules: - The pool can be heated with a $100 fee per day. Please let our team know 24 hours before you would like the pool to be heated. It can take some time for the pool to heat depending on the outdoor temperature. - The hot tub can only be on for 2 hours at a time with an hour to rest in the middle. If you want it on for more than 4 hours per day, then an additional fee of $50 will apply. - Swimming pool or hot tub should be used at your own risk. There is no lifeguard on duty. Children under 16 should be supervised at all times. - No glass allowed in and around the pool or hot tub. - For health, safety, and maintenance reasons, pets are strictly prohibited from entering the pool. A $500 fine will be charged if this rule is violated. - Please note that the pool heater may struggle to maintain temperature if it’s below 45°F. If the temperature drops below 35°F, we will be unable to turn the heater on, as it cannot function effectively at that level. - Please allow 3–5 hours after pool servicing before swimming. This ensures the water is safe and properly balanced for you and your guests. Trash: A dumpster is located at the top of the hill for your convenience. HVAC Rules: Please do not set the home’s thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us. Please note that this is a rural property out in the Texas Hill Country, where it’s common to encounter wildlife such as birds, reptiles, deer, and other local fauna. Rural areas like ours may have limited or different services compared to urban settings, including cell phone and delivery services. As you may know, Texas is home to plenty of bugs, especially during cricket season. You may notice a few more of them around September and they’re completely harmless, though we understand they can be a bit pesky. Rest assured, we take proactive measures to manage them, and it shouldn’t pose a problem during your stay. To help keep them outside, please keep all windows and doors closed, especially in the evenings. If you happen to notice any inside, feel free to use the bug spray provided under the sink.
