The Village at North Pointe Condominium complex is located at the north end of Depoe Bay, which is approximately 11 miles south of Lincoln City and 13 miles north of Newport. Traveling from Portland, take Hwy 99W towards Lincoln City (Oregon Coast), follow signs to the coast and that will put you onto Hwy 18, head toward Lincoln City and that will put you onto Hwy 101 (heading South). Stay on Hwy 101 South through Lincoln City 11 miles to Depoe Bay. Look for the “The Village at North Pointe” sign. (The bike path is on the north side right before the entrance.) Make sure to visit the State Park Fogarty Creek Beach for walkable beaches, exciting tide pools, hiking and covered picnic & BBQ areas! Please pay close attention to following the house rules. Non compliance could result in sizable fines. • All guests staying at one of our Blue Pacific Vacation Rentals by Portoro are required to sign (esignature) a rental agreement and complete identity registration. • Age restrictions apply. Reservation holder must be 25 years of age. • All guests must be included on the guest list and not exceed the maximum number stated on the listing. • Occupancy: The allowed number of guests or Occupancy is specifically limited to the maximum number of people designated for that particular property and anyone in the property at any time during your stay (24-hours/day) and includes any children 24 months and older (not just sleeping there, includes temporary guests). All guests are required to read the house manual upon arrival. Should you have any questions, please don’t hesitate to reach out to Portoro. • Known damages incurred during your stay must be reported to the property manager immediately. • Before check in, we will send you detailed directions to ensure a seamless arrival. • Check-in time is 4:00 p.m. Check-out time is 11:00 a.m. • We cannot guarantee early check ins or late checkouts. When it is possible to check in early or check out late, there will be a fee for anything outside of a one hour window within our standard times. If your need for an early check in or late check out is great, your best option is to book an additional night. • Parking: There is a two (2) vehicle limit in the complex and parking is first come first serve. Boats, campers, RV’s, etc. cannot be parked onsite. • Some homes have cameras for external monitoring only. • Some homes offer pools/hot tubs. There is no guard around the water features when available. Use at your own risk. • Hot tubs: If your property offers a private hot tub, access is available for guest use year-round. The hot tub is professionally maintained and checked weekly and/or between each guest stay. Any guest issues or concerns must be reported during the stay immediately with reasonable response time allowed for resolution. If Guest prevents staff access and/or declines assistance, or reports issue after departure, Guest agrees no compensation applies nor may any further action be taken by the Guest (or 3rd party channel site). Guest agrees to fee if misuse of the hot tub. • Stays over 29 days, please inquire separately for terms and conditions. • Hotel tax collection: Both Lincoln County and the State of Oregon requires all hotel and vacation rental hosts to collect hotel tax. We collect these two taxes within the booking transaction. The state requires 1.5% and the county requires 12%. • This is a No Pets property and animals of any kind are strictly prohibited by the HOA. Guest acknowledges Blue Pacific Vacation Rentals by Portoro is not responsible for any issues or disputes with this posted policy regardless of any paperwork provided/filed or any other policies provided by the Guest. Absolutely no animals of any kind are allowed in the home, kept in vehicles, on back patio decks, in any common areas, or on the premises at any time. Any guests found with an animal on the premises, will be required to vacate without refund and will be subject to fines. • This is a No Smoking/Vaping property. Penalty fees for violations will apply and you may be asked to vacate the premises with no refund at the discretion of the Host. Booking Schedules: During some seasons, if your reservation dates leave/cause open nights that we cannot rent or less than the required minimum of the date range for the rental season (what we refer to as a "dead night" & we do not offer 1-night rentals), a representative will review the reservation and call you to address the issue before booking confirmation and issuing your e-signature rental agreement (not to a stay we have already finalized with you). We will offer to change your dates or move you to an alternate property, if available. If you are unable to accept the change you may request to cancel the reservation for a full refund by submitting a cancellation request (any partial refund will be overridden to a full refund). Saturday Arrivals and Departures: During some seasons, Saturday arrivals or departures requests are subject to scheduling approval/review in our Coast Properties and may not be available (peak and off-peak season), a representative will review the reservation and call you to address the issue before booking confirmation and issuing your e-signature rental agreement (not to a stay we have already finalized with you). We will offer to change your dates or move you to an alternate property, if available. If you are unable to accept the change you may request to cancel the reservation for a full refund by submitting a cancellation request (any partial refund will be overridden to a full refund). Same Day Arrival Booking Requests: We are typically unable to accommodate bookings made on the day of arrival. Should the system permit the booking, a reservation representative will review the reservation and call you to address the issue and a full refund will be offered due to the system issue/error. You may request to cancel the reservation for a full refund by submitting a cancellation request (any partial refund will be overridden to a full refund). • If we are able to accommodate a "same day arrival" booking request, guest agrees the check-in time could be modified up to 6:00pm (PT) depending on availability. The reservation representative will advise guest on options available to them. Calendar and Rates Errors: At times computer system may not sync the calendars or nightly rates correctly due to a system error receiving the over the air data in their computer system. To assist our guests, we have provided our minimum night requirements by season. With your acceptance of the House Rules and rental terms and conditions, you agree that the written minimum nights apply and should a rates issue occur due to invalid computer system issues, we will offer to change your dates, adjust your rates, or move you to an alternate property, if available. Holidays: Day of holiday arrivals/departures must be approved due to staff availability and office closure on the following holidays. Neptune’s Trident This unique, five-bedroom Gleneden Beach vacation rental has two distinct living spaces, making it ideal for two families to easily share this wonderful space! There’s even a private hot tub so that you can soak all your cares away. Located just right across from the ocean, this contemporary, 3,166-square-foot beach retreat offers gorgeous views, as well as a great location for enjoying the sand. To hit the beach, just walk a half block north to Neptune Avenue for easy public access. You’re just blocks from the Gleneden Beach State Wayside Park to the south. Whale watching and fishing expeditions are within eight minutes of the home. Halibut, lingcod, and numerous other fish species are caught in season throughout the year as well as salmon up to 50lbs, just five minutes from the home in the Siletz River.
 The sleepy little village of Gleneden Beach boasts world-class golf at the Salishan Spa and Golf Resort, not to mention full-on pampering for your relaxing coastal getaway. There is an ample, sandy shoreline for exploring and even live music and entertainment at Eden Hall. And when you get back from exploring, golfing, or beachcombing, soak in the hot tub and ease those sore muscles! Tide pools are located about three minutes south of the home allowing young and old alike to enjoy interaction with crabs, starfish, and other tide pool inhabitants. Beware of logs, sneaker waves, and slipping on the rocks when climbing around tide pools!

 The casino, beach agate hounding, glassblowing, and countless other activities await your visit. Bustling Lincoln City is just seven miles to the north of the Chinook Winds Casino, a thriving glass arts community, restaurants, and shopping. And to the south, popular Newport is an easy day trip just under 20 miles away. Visit the historic bayfront, the Oregon Coast Aquarium, or take a tour of the Rogue Ales headquarters. This unique Gleneden Beach home has a round main living area, with tall ceilings, and many windows for a view of the ocean and the peaceful neighborhood. A large TV is equipped with cable, Netflix streaming, and a DVD player, so that when you’re not out having an adventure, there are plenty of entertainment options! Speaking of keeping everyone entertained, the game room has a pool table and a Ping-Pong table for hours of indoor fun. This space also has a convenient half-bathroom. Looking for the perfect spot to finish that book? A beautiful, fully-enclosed sunroom has floor-to-ceiling windows and comfortable spots for reading and relaxing, socializing.
