Ashokan Acres | Private 125-Acre Retreat • Pond + Hot Tub + Sauna + Trails

Kingston, NY, US
6 Bedrooms 10 Guests
Sep 5 - 7
$1,271 night

Some places make you slow down. Ashokan Acres makes you stop entirely. Set on 125 private acres in the Hudson Valley foothills, this historic stone home is the kind of property that takes a moment to fully absorb. Built during the founding era of the United States, it is one of approximately 50 homes constructed in Marbletown during that period — a detail recognized by the Marbletown Historic Preservation Commission and one that gives the property a weight and character no new build can replicate. Panoramic Catskills views stretch across the horizon. A swimmable pond catches the afternoon light just beyond the patio. Trails wind through your own private land, leading to two seasonal waterfalls you can actually hike to, while a mile of pristine Ashokan Creek frontage — the longest frontage of any property — adds a rare, fishable stretch of water to the experience. There’s a wood-burning sauna, a restored barn repurposed as a gathering space, and an open fire pit where evenings tend to last longer than planned. This isn’t a rental that happens to have outdoor space — the land is the whole point. Inside, the home is as considered as the setting around it. Exposed stone walls and timber beams give the 4,000-square-foot interior a grounded, architectural warmth, while vaulted ceilings and oversized windows flood the living spaces with natural light and frame the landscape like a painting. Two fireplaces add to the atmosphere throughout the home. The kitchen is fully equipped and gourmet-caliber, anchored by a large gas range and outfitted for the kind of meals that call for a big table — and the dining room delivers one. A Sonos stereo system keeps the soundtrack going, and when the mood calls for something more, there’s a piano. Six bedrooms sleep up to 10 across a thoughtful mix of configurations — a king suite, queen rooms, and two bunk-friendly spaces ideal for kids or groups traveling together. Four full bathrooms and a half bath round out the layout, and a game room with a pool table gives everyone somewhere to land between adventures. Outside, the hot tub sits on the patio overlooking the water. The BBQ grill is stocked and ready. The trails — and the waterfalls at the end of them — are yours to explore. Ashokan Acres sits within easy reach of Woodstock, Kingston, and Stone Ridge — each with its own distinct character, from record shops and art galleries to farm-to-table dining and antique hunting. The area draws people who know the Hudson Valley well, and keeps drawing them back. But with 125 acres to roam and a property this complete, leaving feels entirely optional. This is a place that rewards guests who want to genuinely unplug — to trade notifications for birdsong and itineraries for instinct. Come any time of year. The Catskills have a way of being exactly what you need, whatever the season. AvantStay provides a personalized hospitality experience to elevate your stay. With our Concierge Service, guests have access to our tech-enabled services like fridge stocking, private chefs, massages, transportation, special occasion celebrations, baby gear rentals, ski gear, beach gear, and more. Come ready to unplug. - Climate: The main house is equipped with central heat and air conditioning. Home Truths: Pool Heating — Please Read Before Booking The pool is heated with an electric heat pump, which works best in consistently warm weather. It runs 8–10 hours daily and heats the water gradually. During cooler periods (typically May–mid-June and after Labor Day in the Catskills), the pool may lose heat overnight faster than it can recover. As a result, it may not reach or maintain comfortable swimming temperatures. This is normal and not a malfunction. What to expect In early spring and late fall, the pool may be cooler than expected. Please plan accordingly. Pool season The pool typically opens in early May and needs about one week to be ready for swimming. It closes the weekend after Columbus Day. Guests booking near opening or closing dates should expect cooler conditions. - All bookings require a security deposit to be charged after booking. Portoro cannot be held responsible for weather-related access issues or provide assistance if a vehicle becomes stuck. Portoro offers convenient self check-in. Check-in instructions will be sent by email and text prior to arrival with everything you need to access the home easily and on your schedule. Please contact us 24 hours prior to check-in to submit your request. Getting around Germantown and the Hudson Valley is easy, scenic, and best done by car, especially from 516 Hover Avenue Extension. Having your own vehicle gives you the freedom to hop between river towns, farm stands, trailheads, and historic sites without feeling rushed, and most drives are calm and low-stress with well-maintained roads and minimal traffic. Parking is typically straightforward and often free, and even in popular nearby spots like Hudson or Rhinebeck, you’ll usually find public lots or metered spaces without much hassle. Some of the most enjoyable routes in the area turn simple errands into mini road trips. Route 9G is a favorite for Hudson River views and historic stops, while Route 23 is a beautiful option when you want broader valley scenery and access to nearby towns. If you’re heading farther afield, the Taconic State Parkway offers classic upstate landscapes, and Route 28 is a great gateway when you’re aiming toward the Catskills. Cell service is generally reliable, but it’s still smart to download maps ahead of time if you plan to wander onto quieter back roads. Wildlife sightings are part of the experience, especially at dawn and dusk, so take it slow on darker stretches and keep an eye out for deer. Winter travel can be stunning but weather-dependent, so a well-equipped car and a little extra time go a long way. Rideshares exist in some areas, but availability can be limited outside the busier towns, making a personal vehicle the most convenient way to explore. The Klondike | Sleeps 20 | Historic Catskills Lodge • Firepit • Near Lake + Skiing

Haines Falls, NY, US
9 Bedrooms 20 Guests
Aug 22 - 24
$1,163 night

Some places are built. Others are earned — story by story, season by season, generation by generation. The Klondike is the latter. Since the 1940s, this mountain house in the heart of Tannersville has been a gathering place for people who understood that the best memories aren’t made in perfect places. They’re made in real ones. The legend goes back further than anyone can fully verify — and the locals will tell you the early stories with a knowing smile. What’s certain is that by the 1970s, the bartenders from the original Klondike Bar had claimed the house as their own. By 1983, a group of Jersey City Firefighters had bought in, and for decades that followed, nine families — each owning their own room — spent their winters here together. They competed in the Hunter Mountain Fireman’s Races, got married, had children, and watched those children grow up on these same slopes. Late nights around the fireplace. Card games that ran too long. Dishes washed by whoever was closest to the sink. That’s the Klondike. Today, the house carries that same spirit into a new era. Spread across three floors with nine bedrooms, two cozy attic rooms, and space for up to 20 guests, this is a home built for groups who actually want to be together. The living room fireplace still anchors the evenings, and out back, a firepit ringed with log seating sits beneath a canopy of trees so dense and green it feels less like a backyard and more like a private corner of the Catskills. Which, in a way, it is. Step outside and you’re already somewhere worth being. The lake beach is just steps away — Rip Van Winkle Lake offering a natural escape when the weather invites it — and Rip Van Winkle Park and Playground sit directly across the street, perfect for families with kids who need room to run. Downtown Tannersville, the self-proclaimed "Painted Village in the Sky" and the highest-elevation village in New York State, is a short walk away. Grab a coffee at Maggie’s Krooked Cafe, pick up provisions at the Village Market Deli, or linger over dinner at Tabla Catskills, where the moody lighting and Mediterranean menu feel surprisingly at home on a mountainside. For something more casual, Brave The Flames delivers honest, well-executed comfort food with the kind of easy warmth that fits perfectly after a day on the mountain. And The Pantry on Main is a local favorite for breakfast and lunch that earns every bit of its reputation. When the slopes are calling — and at this elevation, they call often — Hunter Mountain is just minutes away, one of the closest ski resorts to New York City and a place with its own deep ties to this very house. Come summer, the mountain transforms: hiking trails wind toward Kaaterskill Falls, a stunning 260-foot double-drop waterfall that ranks among the most spectacular natural landmarks in the northeast. The Mountain Top Arboretum, a 200-acre public garden of meadows, wetlands, and forest, offers a quieter kind of adventure year-round. And just 20 minutes out, West Kill Brewing has built a reputation as a destination in its own right — outdoor seating, live music, a food truck, and views of Hunter Mountain that make it easy to lose an afternoon. The Klondike isn’t the Ritz. It never tried to be. It’s a house where the stories on the walls are real, the fireplace has been lit a thousand times before yours, and twenty people somehow feel right at home in a space that asks you to show up, pitch in, and make it your own. Come add your chapter. AvantStay provides an upscale experience with services that elevate your stay and save time so you can enjoy every moment. Guests have access to a 24/7 support team and a tech-enabled concierge to book services, such as fridge stocking, mid-stay cleanings, and private chefs. Milan Hill A-Frame - Charming & Stylish near Rhinebeck

Red Hook, NY, US
4 Bedrooms 8 Guests
Aug 30 - Sep 2
$959 night

Milan Hill A-Frame is a charming A-Frame style home in the heart of the Hudson Valley, 10 minutes from Rhinebeck and Red Hook, and just 2 hours from NYC. Set on a 6+ private acres, with tree top views , the house has 4 bedrooms and 2 full baths. Amenities include a heated saltwater pool, a fireplace, firepit & access to the best hiking and dining in the region! The whole family will enjoy the many stylish spaces to relax, indoor and out, and the ease to explore great local businesses nearby The anticipation mounts as one cruises the country roads heading for Milan Hill. Well-maintained old farmhouses and pastoral vistas line the route until turning up the long private driveway where the muted red house eventually comes into view. It’s not immediately evident that the house is an A Frame. The tall gabled section has a perpendicular addition that accommodates a gracious foyer, as well as the master suite, which features king bed and a modern glass-enclosed shower. Moving down the hall two guest bedrooms, one on either side of the hallway, include comfy queen beds, and they share the second full bathroom, which has also been renovated with modern fixtures, and includes a tub/shower. Then into the heart of the house where the A Frame style, with its soaring ceiling, becomes evident. The open plan space is flooded with natural light emanating from the west-facing wall of windows at the far end. Whitewashed with a light pickled wood floor, the ambience is bright and airy, while the contemporary Scandinavian style with personal flourishes makes the house feel like a home. The fireplace is a focal point, with built-in wood storage adding a rustic vibe to the otherwise almost beachy space. Cozy up on the sectional before a roaring fire and dive into movies or shows on numerous streaming services, or just powwow with your crew. There are lots of books, board games and puzzles for all ages. This is Lounge Central. Then there are those for whom time off means the luxury of preparing a feast. And this kitchen is wonderfully appointed and efficiently laid out, with loads of counter space, storage and culinary accoutrements. And best thing, it’s open to the living room, so the cook can remain part of the conversation. A wonderful long farmhouse table is the ideal final component in any good Upstate getaway, and this one fits the bill. Now there is nothing that says that adults won’t adore the twin bedroom upstairs, with its own TV and play space, but our younger guests will SO appreciate being separate from the adults in their own part of the house. There is a sprawling deck outside the living room and it looks out of a wide swath of level lawn with a newly installed 14-ft heated saltwater pool. Lounges, a barbecue and dining table make this a go-to spot in warmer months. Off near the edge of the woods a swing hangs from a great maple, and a firepit ringed with seating is where everyone loves to gather under the stars for stories, laughs and memories. Milan Hill is centrally-located to a number of fun towns. It’s an easy 13 minutes into buzzing Red Hook and to Rhinebeck, is 35 minutes from skiing at Catamount and is handy to Germantown and Tivoli. Milan Hill A-Frame is just over two hours from New York City, and you’ll definitely want a car to get there and to explore around the area. For winter visits, we strongly recommend a four wheel drive vehicle. Some roads are difficult to access in inclement weather, and the driveway is long and uphill. Metro-North Train to Poughkeepsie (30 mins) or Amtrak to Rhinecliff (15 mins) are also accessible. STR License No. H21-004 *Please note that the pool is available during the summer season only. Please inquire regarding opening and closing dates. * The pool is heated up to 75 degrees, complimentary. If you desire additional heating, there is a fee, please inquire for more information.
