Inside, this spacious two‑story home comfortably sleeps 10 and is designed for both relaxation and entertainment. The main living room features cozy reclining sofas, a Smart TV, and a gas fireplace. This open concept room also has a dining space for 8 and a fully stocked kitchen with additional seating. Downstairs, you’ll find our game room which has a pool table, huge sectional, projector- perfect for movies, and a kitchenette.
When it’s time to settle in for the night, choose from our 5 comfortable bedrooms:
Upstairs:
(1) Our Primary bedroom features a King‑size bed, closet, en suite bathroom, and access to the patio.
(2) Our second bedroom has a Queen‑size bed, closet, corner desk, and nearby bathroom.
(3) Our third bedroom has a Queen‑size bed, closet, and nearby bathroom.
Downstairs:
(4) Our fourth bedroom has two Twin beds, closet, and nearby bathroom.
(5) Our fifth bedroom has a Twin bunk bed, closet, Smart TV, couch and chair, and nearby bathroom.
Guest Access & Amenities:
Guests will have access to the entire pictured house, all appliances, any kitchen supplies, and all amenities. We provide amenities in the bathrooms, kitchen, and laundry room with enough to get you started on your trip. We do not provide excess for more than a couple of days’ worth, and guests are responsible for purchasing these items for personal use if they run out during their stay. Exterior cameras may be at the property for security purposes.

Walk, drive, or ride your bike around town!
★ Per Bella Vista POA rules, renters must complete a guest card listing each guest’s name in order to access amenities. A $30 processing fee is associated with this pass, and it must be paid PRIOR to your arrival. Please note that while the pass grants access to most recreational facilities, it is not an all-access free ticket. Amenities such as pools, lakes, fitness centers, tennis, golf, etc., still require payment of applicable usage fees. Additionally, the Bella Vista POA Member Services office is not open on weekends, and we will NOT be able to issue cards on those days. Please message our guest services team regarding this inquiry at least 5 business days prior to your stay.
★ Please be aware that the hot tub may require servicing during your stay. While we make every effort to schedule maintenance before check‑in, circumstances may occasionally require a vendor to perform service while guests are present.
★ County‑wide burn bans may be in effect during your stay, which could limit use of the fire pit. For more details on burn bans, visit the Arkansas Department of Agriculture - Forestry Division website.
★ The property includes a backyard path leading to the lake. Please note that the path is steep, uneven, and may be slippery, especially when wet. It may not be suitable for children, elderly guests, or those with mobility concerns.
House Rules that are strictly enforced:
- Check-in is any time after 3:00 PM.
- Parties or guest actions that result in disturbances, property damage, extensive extra cleaning, or smoking indoors will incur a fine of $1,000.
- This property only allows dogs, with a maximum of 3, and requires a fee of $90 per dog to be paid prior to your stay. Dogs discovered at the property without prior notice or cats discovered at the property will incur a fine of $400.
- Unauthorized checkout delays will incur a fine of $100 per hour.
- This is a non-smoking home. If you smoke in the home, you will be fined $1,000 plus the cost of any smoke remediation necessary.
- Refunds for unused services such as pet fees, event fees, early check‑in, and late check‑out fees, are subject to the same cancellation policy that applies.
- There is a QR code located on or near the refrigerator. It provides helpful information about your stay, including house rules, Wi‑Fi details, amenity instructions, important phone numbers, and answers to common questions.
