For the more adventurous, an abundance of some of the Lake Districts best walks are available directly from the doorstep, whether a gentle stroll to Easedale Tarn, a climb over to the Langdale valley or to the popular local peaks of Helm Crag and Silver How, the only transport you may possibly need is a good pair of walking boots. The open plan living space has a modern kitchen with farmhouse table, perfect for that country breakfast or wholesome meal after a day on the fells. The lounge space comfortably seats 4 guests with a log burning stove for those cosy nights in, underfloor heating, generated by a ground source heat pump is provided throughout the property to warm up the beautiful stone floors that run through every room. For those brighter and warmer days, the living space extends onto a spacious patio, ideal for dining alfresco or for pre-dinner drinks before heading into the village of Grasmere, where there is a selection of bars, restaurants and traditional inns. The kitchen is fully equipped with everything you will need, including a large fridge/freezer, a compact dishwasher, a washer/dryer and a Nespresso coffee machine. The master bedroom has a king size bed with plenty of storage plus views over the surrounding countryside. The second bedroom is a cosy twin with two single beds. Both bedrooms are decorated with a natural colour palette which adds to the cosy interior, drawing the beautiful outside into the comfortable interior of the property. The family bathroom features a separate large walk-in shower as well as a comfortable bath to soothe those tired legs after a day’s walk. Natural locally made Pure Lakes Toiletries add to the relaxing experience. There is parking available for two cars and a 7kW electric vehicle charger for the exclusive use of guests. There is an undercover porch for donning waterproofs if the inclement Lake District weather strikes. Given the stunning rural location of this property, access is via a single lane track, through a working farmyard at the end of Easedale Road with two or three field gates to open, although easily accessible with most standard vehicles. The property is dog friendly for 2 well behaved pets which must not be left in the property unattended or allowed on the furniture or beds. There is a £25 additional charge per stay. Although accidents sometime happen, any damage caused by pets may be liable for reimbursement by guests. Please note although you have your own outside space and beautiful patio with stunning views, this is open to the grounds of the whole property including the adjacent Blindtarm. There is super fast Starlink Satellite internet at the property, however movile telephone service can be limited - we recommend enabling wifi calling on your mobile device so telephone calls are easy to make. The village of Grasmere has good transport links. The 555 599 bus services offer journeys every half-an-hour in the summer season and every hour in the winter, providing easy access to the towns of Keswick, Ambleside and Windermere. The nearest train station is in Windermere, just 35 minutes by bus or car from Grasmere village centre. The quiet location is within 15 minutes drive of Ambleside & Grasmere, with abundant walks from the door. Spedding Folds owners have set up the house to serve all the needs of a large family group. With plenty of space to spread out between the lounge and conservatory with pool/snooker table, and two TVs are also installed.  Free Wifi available so you can easily keep in touch, or work if you have to. Catering for 10 can be quite a challenge but with the kitchen fitted with 2 ovens and 2 hobs, space for all the food won’t be a problem. The dining room with table seating 10 joins both the kitchen and the garden. The fell side garden and patio area are great for kids to run off steam or for eating outside on warm summer evenings. The bedrooms are spacious and light, with all rooms to the front of the house providing great views of the valley and the rear rooms look out at the garden and fell-side. The top floor family room has an ensuite shower room, the master bedroom on the first floor has a shower room, with large walk in shower, sink and w.c. The first floor also benefits from a separate w.c. On the ground floor, the property has a double garage, which is accessed from the lower hallway and down some steps or from the outside using the up and over garage doors. This houses a full size table tennis table, great for entertaining the children, and with plenty of room for storing bikes, canoes etc. It is not used to park cars. There is room on the driveway for a maximum of 4 cars. Oak Cottage, built in the 1850s, is a traditional Lakeland three bedroom property that sleeps six, spread over four floors. It is one of a terrace on the small road in Chapel Stile leading up to Holy Trinity Church. Chapel Stile is the gateway to the Langdale Valleys, a stunning area with breathtaking scenery and a great place to enjoy a holiday in the Lake District. The local shop, cafe and pub are about 200 metres from Oak Cottage, so you can enjoy a morning coffee or afternoon drink a short walk away. The popular, bustling towns of Ambleside, Grasmere, Windermere and Keswick are short drives away or a bus trip for those who prefer not to negotiate narrow winding roads and search for car parking spaces. Oak Cottage really is an idyllic Lake District holiday cottage in a great location. Its entrance leads into a small hallway followed by an open plan lounge, kitchen and dining area. Comfortable seating for six surrounds the open fireplace, flat screen TV, blue ray DVD player and BT Vision. The lounge is a cosy space to enjoy a good film after a day out exploring on the Lake District fells or curl up in front of the fire with a good book. The kitchen has warm, oak fronted units, double oven, microwave, gas hob, dishwasher and fridge/freezer. The large oak dining table seats six, so you can all enjoy a meal together while you make plans for the rest of your holiday in the Lake District. There are two bedrooms on the first floor. The master bedroom has a king size bed, en-suite shower room and views over the village centre from the bedroom. The second bedroom has a double bed with the best view, looking over the fields down Great Langdale Valley, towards Lingmoor Fell. The main family bathroom with bath, WC and sink, is next to this double room, almost making it ensuite. On the second floor is the large ‘L’ shaped twin bedroom with ensuite shower room, sink and WC, small seating area with TV (freeview only) and tea making facilities. This room is perfect for grandparents or grown up children wanting a bit of space. From the lounge there is access to the basement which has been converted into a games and TV room suitable for children. The 3 large comfy bean bags are great for playing on the Play Station or watching TV. At one end of the basement, are a washer, dryer, wine fridge and storage. The lawned garden with picturesque views towards Lingmoor Fell can be accessed from here and just outside the door is an outbuilding conveniently converted into a heated drying room. Myrtle Cottage, in Chapel Stile, is one of a row of traditional Lakeland stone houses dating from around 1870, built for a local family of shoemakers and cobblers.  Myrtle Cottage is laid out on three floors and provides accommodation for five people. Downstairs is the lounge and kitchen / dining area.  On the first floor are a double and single bedroom and bathroom, and on the top floor a double room.  There is a large basement running the length of the house accessed from the garden and the kitchen, which is useful for storing bikes and drying wet clothing and boots. From the cellar, there is access to the rear of the house to the small garden, with a grassed area, flowerbeds and a small paved area with seating which has views up the valley and of the surrounding hills. There is on-street parking to the front of the property, and further parking available locally. The heart of the village is just a short stroll away. In the village guests can find the well stocked local convenience store - the Langdale Co-op, Brambles Cafe, the welcoming village church - The Great Langdale Holy Trinity and The Wainwrights Inn which sells local brewed ales and provides good homemade food. The property is close to a main bus route with a bus stop at the end of the road. Barnhowe is a beautiful stone built, detached, early 19th century property situated on Elterwater Common. Previously it was one of a number of buildings used by the local blacksmith for the village. It was converted into a residence in the last century and in the very recent past has undergone another transformation into a very desirable residence. 2 of the bedrooms have zip and link beds which can be made up into either doubles or twin beds. Accommodation for up to 6 people comprises on the ground floor of a large dining and sitting room, a cosy lounge, and kitchen leading on to utility room, shower room with limestone flooring and WC. The highest quality wood, limestone flooring and top of the range appliances and equipment have been fitted and the kitchen features an Aga range cooker. Upstairs on the 1st floor there is a large hallway leading to 1 double and 1 twin bedroom, and a family bathroom. On the top floor is a fantastic bedroom built into the roof with feature beams and wood panelling which leads into a large en-suite bathroom and in turn to a dressing room. The top floor bathroom features a freestanding roll top bath. There is oil fired central heating throughout and this is complemented by wood burning stoves in both the living room and the dining room. Barnhowe is a wonderful old property with thick walls and a layout which makes the most of the available space. The top bedroom with its large, luxurious en suite bathroom is reached by a narrow, winding staircase and the bed is very low to the ground. It is worth noting that access to this room may prove difficult for the very young, the elderly or anyone with mobility problems. However the attractive top floor bedroom, bathroom and dressing room provide a delightful privacy and comfort which more than makes up for the access and narrowness of the stairs. Outside is a a small well established garden and a stone flagged patio seating area that guests can enjoy. The garden leads out onto the surrounding common with magnificent views across to the Langdale Pikes. There is ample parking for 3 cars. There is a bus stop in the centre of the village, which take takes you further up the valley to Great Langdale, or down to Skelwith Bridge, and then Ambleside, where you can get connections to Kendal and Keswick.

Outside at the rear is a private patio which leads into a sizeable well-kept garden shared with other properties in the row, in which to sit and enjoy the peace of the valley after a hard day’s walking. Parking is available locally via on street parking. The cottage has 1 permit which must be displayed when parking within the controlled zone area within the village. Further parking is available outside of the controlled zone, or if you are National Trust Members you can park for free in the National Trust Car Park in Elterwater. There is parking for one car directly outside the property. If you have a second car there is a carpark in the village and you can find parking nearby in a few locations. Guests have access to the whole house, with parking at the front of the property. We are Wheelwrights Cottages, located in Elterwater. Our office is a small converted barn only 150m away, so we are on hand to help you during your stay with us. Elterwater is at the heart of one of the best loved areas of the Lake District – the gateway to Langdale and some of the most dramatic scenery in the Lakes and best loved fells and pikes. Elterwater is only 5 miles from Ambleside, which is a busy little town offering a large choice of pubs, restaurants and shops as well as a few cinemas for rainy family days. Beck Steps as the name suggests is right by Langdale Beck just after it has passed under the bridge in Elterwater. There are 2 sitting rooms with log burners, the lower sitting room just outside 1 of the double bedrooms. The property has been decorated to a high standard, and the open plan kitchen and dining area has a bright and airy feel about it. Beck Steps has lovely views from the front towards Elterwater, and benefits from an outside terraced area with a table and benches for those summer evenings and a bit of alfresco dining. There is ample off-street parking for up to 3 cars, and if you are National Trust members you can park for free in the National Trust Car park close by. Priest End in Chapel Stile dates back in part to the 16th century, and is a traditional, stone-built, whitewashed cottage located next to the Church; The Great Langdale Holy Trinity, and once used to accommodate visiting priests. The slightly elevated position provides good views over the nearby cottages to the surrounding fells. With nearly 400 years of history the cottage has some fantastic features with beamed ceilings, stone-flagged floors and a stone turned staircase. The cosy accommodation comprises on the ground floor of small porch, cottage style kitchen and dining area, lounge with wood-burning stove and WC / shower / utility room. On the first floor are 1 double, 1 twin and 1 single bedroom and a bathroom. Outside to the front is a small paved area with flowerbeds and seating, and to the rear a terraced garden climbs up the hillside behind the cottage providing wonderful views from the grassed area at the very top. Situated within walking distance of Grasmere Village, famously once the home of William and Dorothy Wordsworth, you will find a wide range of shops, pubs and cafes. There are some very good restaurants in the area, one of them within about ten minutes’ walk, and a great family style pub just a few yards further. Popular walks from here include following Red Bank Road and then the footpath along the west shore of the lake towards Rydal Water, or along quiet Greenburn just across the valley from the cottage. With no motorboats allowed, the lake at Grasmere is great for swimming, rowing and paddle boarding. The Lakeland Fells provide some of the best high-level walks in England. You will find the highest mountain in England, Scafell Pike (978 meters), a few miles west in the heart of the mountains, and many other well-known fells like Skiddaw, Helvellyn and the Old Man of Coniston. For those wishing to minimise the use of their car during the stay there are day hikes from the front door (from easy to challenging) to easily fill a week’s worth of walking. Woodland Crag cottage is situated in a small hamlet on the road to the rear of Wordsworth’s Dove Cottage close to the famous Lakeland town of Grasmere. There are just a handful of cottages and a farm in this tranquil location that it is within very easy walking distance to the centre of Grasmere. The historic property built of Lakeland stone 200 years ago now provides extremely comfortable cosy cottage accommodation for six people with all the modern equipment and facilities one could want. Accommodation comprises downstairs of hallway with coat and boot rack, spacious tastefully furnished lounge with feature fireplace and log burning stove, and cottage style kitchen / dining area with all modern appliances, downstairs bathroom. Upstairs you have a large double bedroom, smaller double bedroom, twin bedroom and separate bathroom. Outside there is a small well planted garden at the rear to enjoy, as well as an enclosed, shingle patio area at the front of the property. Parking is available outside the cottage. It is home to the famous Sarah Nelson’s Gingerbread and the traditional bakery and quaint shop is well worth the visit. It has several art galleries, gift shops, a selection of outdoor equipment retailers, and a Co-op convenience store. Ambleside at just under 5 miles is just a short drive away or a pleasant walk. The living accommodation comprises of bright and spacious living/dining room, welcoming fire and large screen TV, a family friendly large kitchen, a cosy sitting room which offers a place to retreat. The staircase rises to the first floor where there is a snug which allows you to relax. There is a choice of five bedrooms all with en-suite facilities, two with Juliet balconies and one with a feature roll top bath. A large patio wraps around the house and from here the view at the rear of the property is amazing, take it all in whilst relaxing in the hot tub. With it’s amazing location and stunning views the house provides easy access to walks straight from the door, mountain biking, and water sports. The village pub (The Three Shires) is just a few minutes walk away, and there is easy access to Elterwater, Grasmere, Coniston and Ambleside which offer a great choice of restaurants, cosy pubs and local shops. Children over 10 years old are welcome A walk through the property: Lowfield House is an impressive property. Park on the drive, walk round to the rear of the house, pausing to take in the beautiful view. The front door opens into the hallway with access to the open plan ground floor area with huge windows. Stairs lead to the lower floor, then also to the first, second and third floor bedrooms. The hallway running through the ground floor has slate flooring with underfloor heating and links the social spaces on all levels. The large lounge/dining room is bright and airy, with the lovely views perfectly framed by the two sets of French doors and bay window. Comfortable sofas and footstools are arranged around the feature fireplace allowing guests to relax in front of the large screen TV and cosy fire and take in the views. The lounge is complemented by a welcoming living/day room on the lower level with additional TV and sofas. The large dining table plays host to everything from family friendly breakfasts to special celebration dinners with family and friends. French doors open from here to the rear terrace and garden where you will find the hot tub and loungers. The large kitchen, again benefiting from the spectacular view has French doors which open out onto the terrace. The high quality fitted kitchen, with quartz work tops and breakfast bar with a couple of chairs is fitted with a six ring gas hob, electric double oven, large fridge, under counter freezer, separate wine fridge, Magimix coffee making machine and dishwasher all of which are complemented by a large range of crockery, utensils, glass ware and cooking equipment. Across the hall is a cloakroom with wc, vanity unit and sink. On the lower floor is the utility room equipped with washing machine and tumble drier. Take the stairs to a landing where a small snug area is located with a comfortable sofa. This landing links the first of five bedrooms, all but one benefit from expansive views across the valley. This bedroom has a super king size bed with a Juliet Balcony and incorporates a dressing area and a large en-suite shower room with basin and wc. Stairs lead to a further three bedrooms. The first of these has views to the rear and has large twin beds with a generous sized en-suite bathroom with roll top bath, walk in shower, wc and basin. The second has a king size bed with large en-suite shower room, wc and basin. The final bedroom on this floor has a vaulted ceiling and a super king size bed. It features the bathroom facilities within the room where you can relax in the roll top bath after your days walk or activities. A Juliet balcony allows you to open the glass door to take in the view. A few stairs take you to the final bedroom which is presented as large twin room with en suite, compromising corner shower, wc and basin. Velux windows provide the view. Outside the property is a large mature garden to the front and rear of the property. At the rear is a lovely lawned area and a large terrace with garden furniture. A great place to have breakfast in the morning on a sunny day or indeed any time. The terrace leads you to the hot tub, a real luxury in the garden and a must for those warm summer days not to mention a glass or two in the evening gazing at the stars - the perfect antidote after a long walk! The garden to the front includes lawn, and in the summer a wild meadow of grasses and flowers. Private parking is available for five cars on the driveway and two electric car charge points. Location Little Langdale is a stunning location under the Lingmoor Fells and offers an air of escape that’s hard to beat. With a blissfully remote feel, this area is a haven for walkers and provides access to many of the Lake District’s most famous routes. There are several Lakeland pubs within walking distance in the Great Langdale Valley as well as the Langdale Estate Hotel, Spa and restaurant, and the excellent Three Shires Inn is just a few minutes walk from Lowfield House. When you wish to head out and explore the rest of the Lakes, pass pretty little Elterwater on your way to Skelwith Bridge and the A593. From here, head south to Coniston, north to Grassmere or east to well-served Ambleside and the A591 - the main route through the Lakes. At the head of Little Lansdale you have Wrynose Pass which takes you westwards to Eskdale and Ravensglass via Hardknott pass (the steepest road in England and not for the faint-hearted driver or indeed cyclist) This property features sensor bollards upon entering. Please ensure the key fob is kept with the property keys at all times. If lost you will be left liable to pay for a replacement.
