Retaining its traditional beams and brickwork yet featuring a contemporary, stylish interior, this unusual barn conversion offers character in spades. The property takes advantage of the contours of the hill on which it was built, with several sunken garden areas giving outside space to three of the barn’s four floors. Double doors lead from the drive to the entrance area, giving access to a cloakroom, laundry room and storage cupboards. The long sloping corridors open up to stairs leading into the vast open-plan living area with its spacious and well-equipped kitchen. Those who enjoy hosting will be in their element, with the kitchen and dining area catering for up to 14 people. The large and luxurious sitting room offers an intimate space for after-dinner socialising or relaxing with a glass of wine in front of the TV. Sofas, chairs, and a large Smart TV adorn the area, with double doors open onto the terrace - perfect for those balmy summer evenings. A further corridor leads to the ground floor bedroom. This extensive room benefits from a sitting area, french doors and a small balcony overlooking the tranquil fields. There is a bath with an overhead rainfall shower in the ensuite bathroom - ideal for relaxing after a hard day of exploring. Upstairs on the first floor are three bedrooms and a family bathroom with an additional set of stairs leading to the second-floor primary bedroom. Bedroom six is located in the basement and has a circular bath and ensuite cloakroom with w.c and basin. Please note the Jacuzzi bath on the lower ground floor operates only as a normal bath not a spa bath. On finer days, the large, fully enclosed garden provides the perfect spot to enjoy the outdoors. Fire up the barbeque and enjoy al fresco dining in the picture-perfect surroundings. Guests will have exclusive access to the whole barn. The property has a private driveway with enough parking space for at least five cars. Transport options in the local area are limited, so bringing a car is highly recommended. The barn is located along a byway of Chelsworth’s main street. The village, village shop and charming local pub are only a short three-minute walk away from the barn. As this is a beautifully restored rural barn conversion, surrounded by countryside and open land, you may occasionally encounter the odd bug or insect, particularly during the warmer months. This is completely normal for country properties and part of the charm of staying in a peaceful, natural setting. We do of course carry out regular cleaning and maintenance, but being immersed in nature does mean a little wildlife from time to time. Up to two dogs are welcome to stay with you at the barn. The ground floor and primary bedrooms have no doors separating the main room from the ensuite facilities. The basement bedroom has a curtain separating the spa bath from the main bedroom. Wi-Fi, bed linen and towels are provided. Charcoal for the barbeque is also provided. Guests are advised that the main staircase within the property has no handrail and is open to one side. Guests are therefore asked to be advised to watch children and any who may be unsteady on their feet. EN-SUITE WET ROOM With the luxury of under-floor heating, this room has an electric shower, a WC, wash basin and mirrored toiletries cupboard. LOFT ROOM There are steep stairs from the bedroom area to this fun plus2 room above, which can be set up as a low single bed or a Kingsize with guests having to share the en-suite shower room in the room below. This quaint room has a small cupboard, bedside tables, a little chest with drawers. MAIN SUITE This suite’s wonderful at any time of the year with the deep sofa facing the double doors to the garden so you can relax and enjoy the view with the fields beyond; and a modern wood burning stove for cosy winter stays with a TV in the corner a couple of chairs and coffee tables. Also facing the garden is the enormous emperor bed which sits between bedside tables with shelves for your belongings, as well as a chest of drawers and a small hanging rail for dresses and suits. EN-SUITE BATHROOM The roll top bath takes pride of place here with the added bonus of a rain shower, wash basin, WC, natural light, and a heated towel rail with towels supplied. A bath hoist is available at the property to assist guests with accessing the bath. The hoist should only be used by individuals, or those assisting them, who are experienced and competent in safely transferring a person into and out of a bath. Guests are responsible for ensuring they are able to use the equipment safely and appropriately. OUTSIDE There is an area of outside space exclusive for guests use with an outside table with benches and fire pit. Set in an area of garden at the front of the main house a short way from annex. Doors from the annex open onto the beautifully relaxed and rural pool area (as seen on the photos) which is shared with the owners who will respect your privacy and encourage you to relax and make the most of their homestead. The pool is heated from May to September and you’re welcome to use it outside this time too if you enjoy the cold water! There is generous parking space for two cars and an EV charger unit is also available for guests use by arrangement. We have many free range hens and cockerels as well as ducks and guinea fowl, who roam the gardens, not the swimming pool area, so your dogs (two only please due to the wildlife in the area) who are very welcome, will have to be kept on leads in the garden and there are many easily accessible public and private footpaths on and around the farm to enjoy long country walks. The peaceful countryside is interspersed by our cockerels shouting and guinea fowl chattering, but we rarely have sirens or other man made background noise.  However as the farm is a working farm, during the day sometimes there will be tractors and other machinery in and out of the farmyard, plus augers loading the silos at harvest time. There are views of our stable yard from the annex and our horses come in daily.

Second bedroom with zip and link bed which can be made up as a double or two singles with bedside tables and a hanging rail. GROUND FLOOR You’re welcomed into the sociable and spacious living/dining/office/kitchen which wraps around the central fireplace and stairs. Sofas, chairs and occasional tables make the living area a comfortable space to relax and watch your favourite programmes on the 55 inch wall mounted TV with a DVD player beneath it for your entertainment, and plenty of games in the dining room next door. To the left is an office for those needing to work from home, simply furnished with a desk, chair, storage cabinet, and a bookcase with a selection of books for guests of all ages, including Fairy Tales! A door opens to the back hall where you’ll find the door to the garden, step up and door to the kitchen, and stairs to the first floor. The kitchen is well equipped for catering at home and wraps around to the dining room, with its partitioned wall into the living room. The Concert Hall is an international venue for outstanding music performances, a place where top musicians and emerging musical talents come together. In 1965 after 120 years, the malting of barley ceased and a new era began with the gradual conversion of the Victorian buildings. There are several shops and galleries, from the classic to the contemporary, a huge variety of goods are on offer, including fine foods, furniture, art, and children’s toys. A sturdy dining table with four chairs sits by the door in front of the kitchen, overlooking the garden, with ample place to store your groceries and integrated Neff oven and ceramic hob with extractor, dishwasher, fridge with five shelves and salad drawer, freezer with two drawers (one classed as a BIG box!), microwave, Nespresso machine (a few will be provided for you), kettle, and toaster. Surrounding the modern wood burner (bring/buy your own logs etc. please) in the living space are a comfy sofa, a couple of retro-style chairs and coffee tables with a couple of dressers housing glassware. There’s a TV, and Sony speaker so you can connect to your favourite reading or music apps, a good choice of books and a few games for your entertainment. STUDY A great addition, giving space to work at the desk, sit quietly with a book or watch your choice of programme on the large flat-screen TV. There’s also a sofa bed here which can be made up if requested in advance but only for four guests, i.e. preferring to have a separate bedroom (hence the property is listed as three bedrooms). A big cupboard with items you may need during your stay and also some hanging room if needed. BATHROOM Conveniently located off the hallway for guests throughout the day but also those staying in the back bedroom. There’s a super long bath with adjustable shower over and shower screen, WC, natural light over the wash basin and heated towel rail (towels provided) FRONT BEDROOM Luxuriously large double-aspect bedroom with a super king bed taking pride of place between neat bedside drawers with a shelf. There’s a handsome wardrobe with ample space to unpack. EN-SUITE BATHROOM You’ll really feel you’re on holiday relaxing in the claw foot bath under the window in this massive bathroom which also has a double walk-in shower with rain and hand-held shower heads, a WC, wash basin, dressing table and heated towel rail (towels provided). BACK BEDROOM Wake to the sunrise in this bedroom with a massive window overlooking the garden. A zip and link bed can be configured into a twin or super-king bed (it’ll be made as a twin so be sure to request a double if needed when booking) and has bedside drawers with an additional chest of drawers and a chair. OUTSIDE The gravel drive is accessed from Snape Road and has room for two cars. At the back is a big fully enclosed garden with gates on either side of the house leading to the front drive, bordered by a high hedge and fence, and mostly laid to lawn. A wonderful raised deck with lounge seating invites you to relax in the sunshine, and there’s an additional covered patio by the living room which catches the sun in the morning and has a charcoal BBQ on it so you can cook close to the kitchen. Whilst we feel that the garden is very safe and child and dog-proof we cannot accept any responsibility if a dog gets through or over a fence or out of a gate.

Ideal for for a couple or even solo travellers. Suncatch Corner is a beautiful newly renovated holiday home in the popular market town of Saxmundham, only minutes away from the Suffolk Coast. This is a well-equipped property with everything you need to set yourself up with a base to explore Suffolk. A perfect location in the centre of the Suffolk Coastal district. You enter the property into the well-equipped kitchen, which comes with everything you’ll need during your stay. A full-size fridge freezer, oven, and all the usual essentials you’d expect to find plus a washing machine which you can make use of. Additionally, you’ll find seating at the round dining table for four just in case you have company. Moving through the property you will find the bedroom on your left where you will find a comfortable double bed made up with luxurious 400 thread count linen and our lovely soft hotel standard towels. You’ll be left 2 towels per guest, one bath towel and one hand towel. You’ll find the bedroom cosy with the original beams in the ceiling and a softly lit lamp on each side of the bed, perfect for reading. Just after the bedroom, the bathroom will be to your left with a small shower cubicle, toilet and sink basin. This will be stocked with enough toilet rolls to get you started but you may need to purchase more if you’re coming for a longer stay. The living room towards the back of the property is the ideal place to put your feet up after a long day exploring the Suffolk Coast. With its large sofa you’ll have plenty of space to spread out and get comfortable in front of the TV, we have left an HDMI cable there to connect your own devices. There’s a small brown pouffe to make use of as well and a Z bed (folding) which guests are welcome to use if they prefer not to be in the same room, however, they will need to bring their own linen. Again, the lounge benefits from the original beams in the ceiling which adds a touch of class to this property. One thing to bear in mind is that whilst we allow pets at Suncatch Corner, we don’t have a big garden for them to run in it is just the wooden deck area and a concrete yard.
